Pima County Regional Wastewater Reclamation Department (RWRD) received this Final Plat and RWRD is requesting additional information for the above referenced submittal received on June 6, 2016. The following revisions are requested:
1. The Preliminary Sewer Layout (PSL) must be approved before the Final Plat can be approved.
2. A Type II Capacity Letter must be issued before the Final Plat can be approved.
3. Page one: In the Dedication add a new paragraph referencing "easements". For example, "We hereby grant to Pima County and all utility companies all public easements as shown hereon for the purpose of access for installation and maintenance of public sewers and utilities and other uses as designated by this plat". Modify as appropriate.
4. Page two: Show boundary of Easement Keynote 8 located near the east lot line of lot 2. There is not a detail for this sewer access easement. If Keynote 8 is not applicable in this location please remove. Easements shown on the Final Plat and the PSL must match.
5. Page two: Keynote 7; Replace Pima County Regional Wastewater Reclamation Department with "Pima County".
6. Page two: Keynote 8; Replace the word additional as "new", sewer easement as "sewer access easement", and Pima County Regional Wastewater Reclamation Department as "Pima County".

The next submittal will be the 2nd submittal for this Final Plat. The RWRD review fee for the 2nd submittal will be $100.00 (Per PC Code, Title 13.20.030.A.2). Do not submit the revised Final Plat until the PSL has been accepted.

Dear Ms. Gehlen:

Southwest Gas Corporation (SWG) has no objection to the development of the above-mentioned project. Existing natural gas facilities are located in adjacent rights-of-way to the area of development and may be affected by construction of this project; specifically, an existing 4" gas main is located within the right-of-way of 1st Ave. and may be impacted by pavement saw cutting along the east edge of 1st Ave, along with driveway grading into development. In addition, an existing 2" gas main is located in the right of way of Foothills Drive.

Blue Stake and potholing are suggested for best accuracy when locating SWG facilities. Please be aware that SWG requires a minimum one-foot separation from distribution facilities and any proposed structures and two-foot separation from high pressure gas facilities. SWG requests the contractor use caution when working in the vicinity of gas facilities and protect and support gas facilities per Blue Stake requirements.

SWG also requests that no trees be planted within close proximity to gas facilities due to root intrusion; therefore, SWG requires all tree placements have a minimum eight-foot clearance from the tree center line to existing or proposed gas facilities. Shrubs and bushes may be planted within the eight-foot clearance zone.

All information is provided for reference use only. Please note that it is the responsibility of excavators or those developers planning excavation to verify actual field conditions in advance of construction so that requests for gas service or any potential issues can be addressed in a timely manner, including payment for conflict mitigation if applicable.

1. Since the easement indicated by keynotes 5 and 8 on sheet 2 are created by this plat, the applicable dedication statement must be added to the plat. No vehicle access easements may also be included on the plat so no separate recordation would be required.
2. The assurances statement must be included on the plat. If all assurable items are completed no additional assurances will be required. If assurances will be provided, provide applicable notes on the plan. The beneficiary statement is required if a third-party land trust is used for assurances. If a trust is not used, remove this section.
3. Change the signature line for the PDSD Engineering Administrator to City of Tucson City Engineer. This is a temporary measure while PDSD has no engineering administrator.
4. Show retention and detention basins in a surveyable manner.
