Pima County Regional Wastewater Reclamation Department (RWRD) received this Final Plat and RWRD is requesting additional information for the above referenced submittal received on January 13, 2016. The following revisions are requested:
1. Tentative Plat must be approved before the Final Plat can be approved. If a Tentative Plat is not required by the City of Tucson provide the approved Development Plan demonstrating sewer service to each lot.
2. Final Plat must be signed by engineer of record and registered land surveyor before the Final Plat can be approved.

3. The Dedication states that Common Areas will be granted as easements to the public for installation of public sewer. The complete review of the Dedication shall be done on your next submittal after we have received the Tentative Plat / Development Plan.

4. Provide the sequence number for the existing 10' public utility easement.
The next submittal will be the second submittal for this Final Plat. The RWRD review fee for the second submittal will be $50.00 (Per PC Code, Title 13.20.030.A.2).

WATER SUPPLY
Tucson Water will provide water service to this project based on the subject zoning of the above parcels. Tucson Water has an assured water supply (AWS) designation from the State of Arizona Department of Water Resources (ADWR). An AWS designation means Tucson Water has met the criteria established by ADWR for demonstration of a 100-year water supply - it does not mean that water service is currently available to the subject project.

WATER SERVICE
The approval of water meter applications is subject to the current availability of water service at the time an application is received. The developer shall be required to submit a water master plan identifying, but not limited to: 1) Water Use; 2) Fire Flow Requirements; 3) Offsite/Onsite Water Facilities; 4) Loops and Proposed Connection Points to Existing Water System; and 5) Easements/Common Areas.

Any specific area plan fees, protected main/facility fees and/or other needed facilities' cost, are to be paid by the developer. If the existing water system is not capable of meeting the requirements of the proposed development, the developer shall be financially responsible for modifying or enhancing the existing water system to meet those needs.

This letter shall be null and void two years from the date of issuance.

Issuance of this letter is not to be construed as agency approval of a water plan or as containing construction review comments relative to conflicts with existing water lines and the proposed development.

2-07.1.0 APPLICABILITY

Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as "plat" or "plats." A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder's Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. Directive, 5/14/2013)

2-07.2.0 APPLICATION SUBMITTAL REQUIREMENTS
Plat application packets are available from the PDSD Department. Completed applications and accompanying materials are submitted to the PDSD. Incomplete or inaccurate applications will not be accepted, nor will any application in which the pre-application conference or neighborhood meeting requirements have not been met. Should an incomplete submittal be accepted for review, the applicant should be aware that, because of a lack of information, the review will take longer since comments cannot be finalized until after the resubmittal when the required information is provided. The types of documents and the specific number of copies required of each of the documents are on the PDSD website or may be obtained from the CDRC office.

The following documents and information shall be submitted upon application:

2.1 Application Form
A completed application signed by the property owner or authorized designee;
2.2 Plat
A plat must be prepared to the format and content requirements described herein; and,
2.3 Fees
Fees in accordance with Section 4-01.0.0, Development Review Fee Schedule.

2-07.3.0 SUBMITTAL TIMING
Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat.

2-07.5.0 CONTENT REQUIREMENTS

5.1 General

2-07.5.1.H The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.

1. COMMENT: Provide the plat case number, S16-006, adjacent to the title block on each sheet.

2-07.5.2 General Notes
The plat must include the following general notes. Additional notes specific to each project are required when pertinent. Fill in the blanks with the project-specific information.

2-07.5.2.D If the property is subject to conditions of rezoning, add the following note: "This plat is subject to the conditions of rezoning case number C9-__-__, unless superseded by a subsequent rezoning ordinance."

2. COMMENT: Provide a general note stating, "THIS PLAT IS SUBJECT TO THE CONDITIONS OF REZONING CASE NUMBER C9-14-03 UNLESS SUPERSEDED BY A SUBSEQUENT REZONING ORDINANCE".

2-07.5.3 Standard Paragraphs
The plat must include the following statements, as applicable. All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal.

2-07.5.4 Proposed Subdivision Information

Provide the following information on the plat:

2-07.5.4.A. Indicate the name and width of each street, alley, easement (type), and drainage way within the subdivision boundary being created by this plat. Label each as public or private, along with the appropriate dedication notation;

The City of Tucson - Environmental Services Department (ES) has completed our initial review of the Development Package Application materials for the proposed retail complex facility to be located at 5601 E. Broadway Boulevard in Tucson. The subject parcel consists of 1.9 acres of land and will be rezoned to C-1. The proposed retail complex will consist of two retail stores. The applicant for this site is Metro Tucson Expediting & Development.


The proposed site will be served by ES which will provide refuse and recycling containers and collection of solid waste from this parcel. Access to the subject site for solid waste collection can be provided from Broadway Boulevard on the south, Leonora Avenue on the east and from 10th Street on the north side of the subject parcel. ES does not anticipate any issues with accessing the 5601 E. Broadway Boulevard parcel for collection of solid waste. Conventional waste containers for refuse and recycling materials can be properly located on the subject parcel. There are no issues associated with waste container use or storage on the subject site.

Based on this analysis, ES approves the Development Package Application materials for the proposed retail development at 5601 E. Broadway Boulevard, Tucson, Arizona from a solid waste storage and collection standpoint. Please contact me if there are any questions concerning this review.
