Approval of the above referenced submittal does not authorize the construction of public or private sewer systems. Prior to the construction of such features, a Construction Authorization needs to be obtained from PDEQ. Approval will need to be reobtained if the scope of the project changes that may impact the sewer. We would request that you contact RWRD-DLU to discuss what action if any shall be required. If the jurisdiction requires RWRD signature on the Mylar and there has been changes without communication it could delay the obtaining of RWRD's signature. | 03/21/2016 | ARUIZ1 | ENV SVCS | REVIEW | Approved | The City of Tucson - Environmental Services Department (ES) has completed our review of the final plat for the Snazzy Sax subdivision located along Dodge Boulevard in the City of Tucson. The proposed residential subdivision has two lots. Lot 1 is 5,800 square feet in size and Lot 2 is 5,900 square feet in size. Lot one contains one single family residence and Lot 2 contains one residential duplex. Lot 1 and Lot 2 located on the south side of Dodge Boulevard are within the service area of the City of Tucson ES for refuse and recycling material pick up. Private solid waste collection companies also provide waste collection services for this residential area. The land owners are provided plastic containers for refuse and recycling material storage at each residential property. The plastic containers are rolled out to the back of the curb along Dodge Boulevard for pick up. Based on this review, ES approves the final plat for the Snazzy Sax subdivision from a solid waste standpoint. Please let me know if there are any questions concerning this review. Thomas G. Ryan, P. Within established areas, the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line, whichever is greater, up to a maximum of 90 feet. That said the proposed minor subdivision is changing the front street for the proposed southern parcel and the existing residence does not meet the minimum street perimeter yard setback. A Design Development Options (DDO) will need to be applied for and approved to reduce the street perimeter yard.
