This plan has been reviewed for compliance with the Administrative Manual Standards listed in section 2-07 of the City of Tucson Administrative Manual. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC). The review comments include the actual standard first with the applicable Administrative Manual section number and the following paragraph is the actual comment related to the specific item that must be addressed. 1. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site Final Plat that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A Final Plat application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is . SECTION 2-07: FINAL PLAT / MINOR SUBDIVISION Section 2-07.3.0 SUBMITTAL TIMING Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat. 2-07.5.0 CONTENT REQUIREMENTS 2-07.5.1.D - Place the words "SEQ#________" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. 01. COMMENT: Add on both sheets the information as noted by the standard above. ************************************************** 2-07.5.1.H - The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. 02. COMMENT: This project has been assigned the subdivision case number S15-049. List the case number in the lower right corner of both sheets. ************************************************** 2-07.5.2 General Notes The plat must include the following general notes. Additional notes specific to each project are required when pertinent. Fill in the blanks with the project-specific information. 2-07.5.2.B - "The total number of lots is ____." 03. COMMENT: Correct the typo for the word "number", the letter 'r' was left off. ************************************************** 2-07.5.2.D - If the property is subject to conditions of rezoning, add the following note: "This plat is subject to the conditions of rezoning case number C9-__-__, unless superseded by a subsequent rezoning ordinance." 04. COMMENT: Add the general note as noted in the standard above. ************************************************** 2-07.5.2.E - If subject to floodplain requirements, add the following note: "Prior to issuance of any building permit, a Flood Plain Use Permit is required for Lots ____." 05. COMMENT: If the site is subject to compliance with floodplain regulations, add a general as noted by the standard above. ************************************************** 2-07.5.2.G - If a Board of Adjustment variance is granted, provide the following note: "This plat is subject to Board of Adjustment variance C10-__-__, unless expired or superseded by a subsequent application." 06. In the event that any such assurance expires, lapses or is otherwise inadequate to assure the completion of assurable infrastructure, the city may suspend the issuance of building permits or certificates of occupancy." Existing natural gas facilities are located in adjacent rights-of-way from the area of development and may be affected by construction of this project; specifically, an existing 2" gas main is located within the rights-of-way of Columbus Blvd which may be impacted by pavement sawcutting and driveway grading into the development along the north/east edge of the property. Blue Stake and potholing are suggested for best accuracy when locating SWG facilities. Please be aware that SWG requires a minimum one-foot separation from distribution facilities and any proposed structures and two-foot separation from high pressure gas facilities. SWG requests the contractor use caution when working in the vicinity of gas facilities and protect and support gas facilities per Blue Stake requirements. SWG also requests that no trees be planted within close proximity to gas facilities due to root intrusion; therefore, SWG requires all tree placements have a minimum eight-foot clearance from the tree center line to existing or proposed gas facilities. Shrubs and bushes may be planted within the eight-foot clearance zone. All information is provided for reference use only. Please note that it is the responsibility of excavators or those developers planning excavation to verify actual field conditions in advance of construction so that requests for gas service or any potential issues can be addressed in a timely manner, including payment for conflict mitigation if applicable.
