The following items need to be addressed: 1) Per UDC 8.4.1A a drainage report is required to justify any 100 year developed flood prone limits. There is uncertainty as to the origin or validity of the 100 year developed flood prone limits shown on sheet 2 of 2. A previously prepared drainage report or plat may be adequate if either shows the floodplain limits. 2) Per AM 2-07.4.3 please adjust margins to provide a two-inch margin on the left side and one-half inch margins on the remaining sides to comply with standardization requirements of state law and for recorded plats. 3) Per AM 2-07.5.1H please add the Subdivision Case Number (S15-048) in the lower right corner of the plat next to the title block. 4) There is a typo in general note 7. Limits only has one m. 5) Per AM 2-07.5.3A the certification of survey is missing the word "as" between the word survey and shown in the first line. 6) Per AM 2-07.5.3A the dedication statement should be consistent between the word I and We. It appears the word we should be used. 7) Per AM 2-07.5.3D the Approval statement should leave blank the last two digits of the year. The approval year could be 2015 or 2016 but will not be 2013. 8) Per AM 2-07.5.4E and Section 5.2 of the City of Tucson Drainage Standards Manual please determine if there are regulatory floodplain limits on this site as currently shown on the first submittal. If there are, the limits should shown in a surveyable manner and sealed by a register professional engineer and the water surface elevations and 100 year flow should be shown on the plat. Existing natural gas facilities are located in adjacent rights-of-way from the area of development and may be affected by construction of this project; specifically, an existing 2" gas main is located within the right-of-way of 3rd street and may be impacted by pavement sawcutting along the southern edge of 3rd street and driveway grading into development. Blue Stake and potholing are suggested for best accuracy when locating SWG facilities. Please be aware that SWG requires a minimum one-foot separation from distribution facilities and any proposed structures and two-foot separation from high pressure gas facilities. SWG requests the contractor use caution when working in the vicinity of gas facilities and protect and support gas facilities per Blue Stake requirements. SWG also requests that no trees be planted within close proximity to gas facilities due to root intrusion; therefore, SWG requires all tree placements have a minimum eight-foot clearance from the tree center line to existing or proposed gas facilities. Shrubs and bushes may be planted within the eight-foot clearance zone. All information is provided for reference use only. Please note that it is the responsibility of excavators or those developers planning excavation to verify actual field conditions in advance of construction so that requests for gas service or any potential issues can be addressed in a timely manner, including payment for conflict mitigation if applicable. Directive, 5/14/2013) 2-07.2.0 APPLICATION SUBMITTAL REQUIREMENTS Plat application packets are available from the PDSD Department. Completed applications and accompanying materials are submitted to the PDSD. Incomplete or inaccurate applications will not be accepted, nor will any application in which the pre-application conference or neighborhood meeting requirements have not been met. Should an incomplete submittal be accepted for review, the applicant should be aware that, because of a lack of information, the review will take longer since comments cannot be finalized until after the resubmittal when the required information is provided. The types of documents and the specific number of copies required of each of the documents are on the PDSD website or may be obtained from the CDRC office. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat. 2-07.4.0 FORMAT REQUIREMENTS 2-07.4.1 Be on a 24-inch by 36-inch sheet(s) folded to the eight and one-half inch by 11-inch format shown in Exhibit I. The plat may comprise several sheets showing various elements of required data; COMMENT: N/A 2-07.4.2 Be prepared on materials that can be transferred to double-matt Mylar reverse read; 2-07.4.3 Have a two-inch margin on the left side and one-half inch margins on the remaining sides to comply with standardization requirements of state law for recorded plats; 1) COMMENT: Revise the margins on the plat to two inches (2") on the left and one and one-half (½") on the other three sides. 2-07.5.0 CONTENT REQUIREMENTS 5.1 General D. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. 2) COMMENT: The SEQ# got lost in the upper-right corner. E. Provide a title block in the lower right corner of each sheet with the following information: 1. Subdivision name; number of blocks, lots, and/or units; and common area; 2. Legal description by section, township, and range; and, 3. If the final plat is a resubdivision of a previously recorded plat, indicate the title and the book and page/sequence number reference of the existing subdivision. 3) COMMENT: Provide the last subdivision as the previously recorded plat: "indigoMODERN (Third Street Lofts) Lots 17 through 22 and Common Area A (Private Access, Drainage, and Public/Private Utilities) and Common Area B (Private Pedestrian Access, Recreation, Drainage, and Public/Private Utilities) An RCP Subdivision." All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal. B. Dedications The following statements are required on the first page of the plat. Add the signature lines for the property owners. The number of signatures depends on the number of persons who have fee title interest according to a title report current within 30 days of recordation of the proposed plat. 6) COMMENT: You should use two lines, as there are two owners. 5.4 Proposed Subdivision Information 2-07.6.0 APPROVAL DOCUMENTS AND PROCEDURE State law requires that Mayor and Council approval is given for final plats before the original final plat document is recorded. In the event that any changes are made to a plat after Mayor and Council have approved it, the revised plat is resubmitted to Mayor and Council for reapproval. 6.1 Documents Required Applicants must provide the following documents once the CDRC recommends approval of the final plat. The final plat will be scheduled for the Mayor and Council's consideration when PDSD has received the required documents and fees from the applicant. A. Submit the original, double-matt Mylar reverse read of the final plat as approved, with all appropriate original signatures and seals affixed; B. Submit original documents that require recordation in conjunction with the plat, such as CC&Rs, consents to dedicate, and financial assurances, with appropriate signatures affixed; C.
