The City of Tucson - Environmental Services Department (ES) has completed our review of the final plat and reciprocal easement for the Fry's 83 subdivision located along Valencia Road in the
City of Tucson. The proposed commercial subdivision consists of Lots 1 through 4 and Common Areas A & B. The total gross area of the plat is 13.42 acres.


The proposed Fry's 83 subdivision on the south side of Valencia Road is within the service area of the City of Tucson ES for refuse and recycling material pick up. Private
solid waste collection companies also provide waste collection services for this commercial area.


Based on this review, ES conditionally approves the final plat for the Fry's 83 subdivision with the following comment:

1. Provide an executed and recorded copy of the Reciprocal Easement from the Pima County Recorder’s office. This must be provided before the final plat can be forwarded to mayor and council for approval.

2 Title reports current within the last thirty (30) days.

1 Check made payable to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with Consent to Dedicate and CC&R fees if applicable. Consent to Dedicate and CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page, if applicable. If the Consent to Dedicate is also a fixture filing, there is an additional $9 fee. If you are unsure of the fees, please call the County Recorders Office.
