SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per UDC B4 and UDC 8.4.5A2 sidewalk must be constructed and utilities stubbed to the lots prior to recording the final plat or assurances may be provided as part of a subdivision assurance agreement. Please submit the Subdivision Assurance agreement for review and acceptance.
2) Per UDC 8.4.3E1 the minor subdivision must comply with all applicable requirements from section 8.4.5.
3) Per UDC 8.4.5B3 Assurances in accordance with Section 8.6.2, Subdivision Improvements and Assurances, is also required, when applicable, for review and consideration for approval by the PDSD Engineering Administrator.
4) Per UDC 8.4.5D1B Assurances must be approved by the PDSD Engineering Administrator in accordance with UDC Section 8.6.2.A.3 prior to Mayor and Council's consideration of the final plat.
5) Per 8.6.2.A.3 Assurances that are required shall be provided in accordance with Section 2-09.0.0, Assurances, of the Administrative Manual before a final plat is forwarded to the Mayor and Council for approval. Please indicate what form of assurances will be provided to guarantee setting of survey monuments, water stub outs, sewer stub outs, curb/driveway openings and sidewalks are constructed. Phone and electric services will also be required to be assured if they are not already available to the lots.
6) Per AM 2-07.5.1A1 the project site should be centered on the project location map.
7) Per AM 2-07.5.1A2 the project site map should have a scale.
8) Per AM2-07.5.1G the project line weights will reflect the nature of the line, e.g., right-of-way lines must be more prominent than lot lines or easements.
9) Per AM 2-07.5.3A the Certification of Survey has a typo in it. Please replace the word "of" with the word "or" in the certification of survey verbage.
10) Per AM 2-07.5.3D the Approval and recording data block has a typo in it. Please replace the word "filled" with the word "filed" in the approval verbage.
11) Per AM 2-07.5.3E the Assurances section has a typo in it. Please replace the letters "LASPS: with the word "Lapses" in the Assurances section. Please also replace the word "asure" with the word "assure" in the Assurance section.
12) Per AM 2-07.5.5C5 indicate whether the distance and bearing between all monuments is measured or calculated.
13) Per AM 2-07.6.2B Assurances must be provided before the final plat is scheduled for Mayor and Council.
14) Please provide documents required by AM 2-07.6.1 at the time indicated in the code.
15) The dedication starts with "we" but the signature line only shows a single entity. Please clarify.
16) If assurances are posted and a third party trust is formed, then the trust will need to be treated as a beneficiary. Per AM 2-07.5.3C the beneficiary must be listed in the beneficiary block.
17) Per AM 2-07.5.1E3 please word the title block area to say "resubdivision" instead of "subdivision."

2-07.1.0 APPLICABILITY

Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as "plat" or "plats." A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder's Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. 2-07.2.0 APPLICATION SUBMITTAL REQUIREMENTS
Plat application packets are available from the PDSD Department. Completed applications and accompanying materials are submitted to the PDSD. Incomplete or inaccurate applications will not be accepted, nor will any application in which the pre-application conference or neighborhood meeting requirements have not been met. Should an incomplete submittal be accepted for review, the applicant should be aware that, because of a lack of information, the review will take longer since comments cannot be finalized until after the resubmittal when the required information is provided. The types of documents and the specific number of copies required of each of the documents are on the PDSD website or may be obtained from the CDRC office.

The following documents and information shall be submitted upon application:

2.1 Application Form
A completed application signed by the property owner or authorized designee;
2.2 Plat
A plat must be prepared to the format and content requirements described herein; and,
2.3 Fees
Fees in accordance with Section 4-01.0.0, Development Review Fee Schedule.

2-07.3.0 SUBMITTAL TIMING
Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat.

2-07.5.0 CONTENT REQUIREMENTS

5.1 General

2-07.5.1.A A project-location map must be drawn in the upper right corner of the first sheet of the plat at a scale of three inches equals one mile and include the following information:

2-07.5.1.A.1 The project site approximately centered within a one square mile area;

1. COMMENT: Center the project within the one-square mile of the location map.

2-07.5.1.A.3 Subdivisions, arterial and collector streets, major watercourses, and railroads within the one-mile area; and,

2. COMMENT: Label the subdivisions within the one-square mile of the location map.

2-07.5.1.E.3 If the final plat is a resubdivision of a previously recorded plat, indicate the title and the book and page/sequence number reference of the existing subdivision.

3. COMMENT: The title block should state "RESUBDIVISION OR …"

It should also be labeled as a Resubdivsion of the North 135’ of Lot 3 Block 12. Please revise.
