The Final Plat for the proposed project has been reviewed on behalf of Pima County Regional Wastewater Reclamation Department (PCRWRD).
RWRD is requesting additional information for the above referenced submittal of the Final Plat as received on September 21, 2015. The following revisions are requested:

1. Sheet one: Revise the Dedication to clarify the CCR's and Homeowner Association's responsibility of the "private" sewer. Is this in reference to the HCS for each lot?

2. RWRD's records for DP15-0055, Tentative Plat for Park Modern appears to not be approved. Resubmit electronically to me as requested in July 2015 or provide an approval letter for the project from RWRD. The Final Plat shall not be approved until the Tentative Plat has been approved by RWRD.

SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Final Plat, Title Report, Declaration of Covenants, Conditions, Restrictions, and Easements and Assurances. Engineering Division has reviewed the submitted Final Plat and recommends conditional approval at this time. Refer to this link for further clarification:

The following items need to be addressed at Mylar submittal and prior to approval:

FINAL PLAT COMMENTS:

1) AM Sec.2-07.5.6: A signed and original notarized copy of the Declaration of Covenants, Conditions, Restrictions, and Easements will be required prior to Final Plat Mylar approval. Remove the reference to the P: drive on the bottom of all sheets. The document should not include the reference to the drive the form was completed on.

2) AM Sec.2-07.6.1.B: AM Sec.2-07.6.1.B: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. Revise the assurance package and address the following comments:

I. Amendment to Trust:
a) Revise Paragraph 1 to correctly describe the Common Areas with description and include "a Flexible Lot Development" within the description to match the Title Block.
b) Revise the legal description in the Amendment to Trust, Exhibit "A" to accurately reflect the Title Block on the proposed Final Plat and include "a Flexible Lot Development" within the description.
c) Provide the Amendment to Trust original seal(s).
II. Agreement to Construct:
a) Revise the Subdivision Case # at the top of the first sheet to correctly label the project activity number, "S15-026"
b) Revise Paragraph A to correctly describe the Common Areas with description and include "a Flexible Lot Development" within the description to match the Title Block.
c) Revise the legal description in Exhibit "A" to match the Title Block on the proposed Final Plat and include "a Flexible Lot Development" within the description to match the Title Block.
d) Provide Agreement to Construct original notary seal(s) and signatures.
I. For this and future projects, please provide a 8½" by 11" location map sheet for assurance submittals that go to Mayor & Council. Typically, these are similar to an enlarged location map on Final Plats.

GENERAL COMMENTS:

Provide a revised Financial Assurance Package and Mylar at re-submittal addressing the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.

Tucson Electric Power Co. (TEP) has reviewed the Final Plat for the Park Modern subdivision. TEP approves the plat as received on October 8, 2015 in a pdf copy of the final mylar submittal. If additional easements are required based on TEP’s final electrical design, they will be obtained by separate instrument.

Electric service will be provided to this subdivision in accordance with the rules and regulations approved by the Arizona Corporation Commission.
