Southwest Gas Corporation (SWG) has no objection to the development of the above-mentioned project. Existing natural gas facilities are located in adjacent rights-of-way to as well as within the area of development and may be affected by construction of this project; specifically, gas mains are located within the rights-of-way of Wrightstown Road, the alley west of the area of development, and within the area of development. Additionally, four existing gas services are located within the area of development.

Blue Stake and potholing are suggested for best accuracy when locating SWG facilities. Please be aware that SWG requires a minimum one-foot separation from distribution facilities and any proposed structures and two-foot separation from high pressure gas facilities. SWG requests the contractor use caution when working in the vicinity of gas facilities and protect and support gas facilities per Blue Stake requirements.

All information is provided for reference use only. Please note that it is the responsibility of excavators or those developers planning excavation to verify actual field conditions in advance of construction so that requests for gas service or any potential issues can be addressed in a timely manner.

1. Dedication, paragraph four, reword to include "Public Sewers". For example, the following was used in a recent Dedication prepared by Rick Engineering:

"I hereby grant to the public and all utility companies all easements as shown hereon for the purpose of access, installation and maintenance of all public sewer and utilities and other uses as designated by this plat."

2. The next submittal will be the second submittal for this Final Plat. The RWRD review fee for the second submittal will be $0.00 (Per PC Code, Title 13.20.030.A.2).

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Unified Development Code and Development Standards were addressed.

This plan has been reviewed for compliance with the Administrative Manual Standards listed in section 2-07 of the City of Tucson Administrative Manual. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC).

The review comments include the actual standard first with the applicable Administrative Manual section number and the following paragraph is the actual comment related to the specific item that must be addressed.

1. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site Final Plat that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A Final Plat application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is May 5, 2016.

SECTION 2-07: FINAL PLAT / MINOR SUBDIVISION
Section

2-07.3.0 SUBMITTAL TIMING

Review of final plats is normally initiated after the tentative plat has been approved, unless concurrent tentative and final plat submittal has been approved by the PDSD prior to submittal. Final plats may also be submitted for review prior to the approval of a tentative if a minimum of one review of the tentative plat have occurred. In any case, submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat.

2-07.5.1.H - The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.

01. COMMENT: This Final Plat has been assigned the PDSD case number S15-019. List the case number next to the title block of all plat sheets.


2-07.5.4.H - Show no-vehicular access easements where applicable;

02. COMMENT: Per rezoning condition 22, a 1 foot no access is to be provided along the full length of north and west perimeter of the rezoning site. This includes across the Common Areas A and B. Revise sheet two as required. It also does not appear that the easement has been drawn on the actual north perimeter of the rezoning site.

2-07.5.6 Protective Covenants
Protective covenants or Covenants, Conditions, and Restrictions (CC&Rs) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will:

A. Provide for maintenance of and liability for any proposed commonly-owned areas; and

B. Include the various conditions of rezoning or other special situations requiring permanent administration by an owners' association.
