COMMENTS: Conditional Approval pending final comment is addressed and approval of the revised tentative plat.

1. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site Final Plat that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A Final Plat application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is September 9, 2015.



COMMENT The text for the building setback on sheet 6 next to lot 20 was not removed. Remove the text as required.

1. Follow-up to previous comment 6: The note for the building setbacks on sheet 3 adjacent to lots 1 -4 was not revised correctly, and the note on sheet 6 adjacent to lots 14 - 28 was not revised correctly.

(***Typically the building setbacks are noted on the tentative plat and not the final plat. It would be best to remove the building setbacks from the final plat document but if you decide to keep them on the plan they need to be corrected as per the previous comment.)

2-07.5.4. E - Show required setbacks, such as erosion hazard, drainage, etc.;

PREVIOUS COMMENT 06: Revise the annotation for the setback noted as 10 feet to state the greatest of 10' or ¾ the height on all sheets where noted.
