COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Unified Development Code (Section 8.4.1) and the Administrative Manual (Section 2-07) were addressed.


The consultants attend a pre-submittal meeting and the final plat for a minor subdivision was approved for submittal on July 30th of 2014 (UDC 8.4.1.C).

"A final plat shall be approved and recorded within three years of the tentative plat approval date. A final plat is subject only to the ordinances in effect at the time of the tentative plat application except where an ordinance specifically states that it applies to pending applications" (UDC Section 8.5.2.A Final Plat Approval Period).

2-07.4.3 - Have a two-inch margin on the left side and one=half inch margins on the remaining sides to comply with standardization requirements of state law fot recording plats.

1) Provide the two-inch margin on the left side of the sheet.

2-07.5.1.H - The S(Year -_____ subdivision case number assigned to the approved tentative plat (or final plat) must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9- __-__ rezoning case number is to be noted also.

2) Provide the subdivision case number (S14-035) and the rezoning case number (C9-78-54) in the lower-right corner above and adjacent to the title block.

2-07.5.3.Standard Paragraphs

2-07.5.3.A - The following statement must be signed by a registered land surveyor and placed on the first page:

"I hereby certify that the boundary survey as shown on this plat was performed under my direction and that all existing or proposed survey monuments and markers shown are correctly described. I further certify that this plat was prepared under my direction."

3) Provide the full Certification of Survey statement as quoted above, followed by the printed names, seals and signatures (AM 2-07.5.3.A).

4) Provide the Assurances Block, titled as Assurances, as quoted below, with the two signature lines, properly labeled, beneath the paragraph (AM 2-07.5.3.E).

"This is to certify that all improvements, such as streets, sidewalks, sewers, water and utility installation, drainage and flood control facilities, and monuments, required by the City of Tucson have been completed or the future completion of such improvements has been assured by a land trust financial assurance agreement, the posting of performance bonds, an escrow account, letter of credit, or other security as the City of Tucson deems necessary and proper. In the event that any such assurance expires, lapses or is otherwise inadequate to assure the completion of assurable infrastructure, the city may suspend the issuance of building permits or certificates of occupancy."

The Final Plat for the proposed project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department.
PCRWRD hereby Conditionally Approves the above referenced submittal of the Final Plat provided the following comments are addressed:
1) Show the 25' Public Sewer Easement recorded in Book 29 of Plats, Page 48 located adjacent to the east property line.
Approval of the above referenced submittal does not authorize the construction of public or private sewer collection or water distribution lines. Prior to the construction of such features, a Construction Authorization may need to be obtained from PDEQ.

Thank you for the opportunity to comment on S14-035/1150 (WEST DREXEL ROAD). As I understand, this project involves a minor subdivision for the purpose of a call center and ware house tenant. The property is located north of Drexel Road and west of I-19.

This site is within the Tucson International Airport public disclosure area and traffic pattern airspace. The site is not within the City of Tucson Airport Environs Zone.

The Tucson Airport Authority requests that the following condition be placed upon the permit prior to issuance of any construction permits:

"That prior to the City's approval of any construction permit for the property owner shall record the Airport Disclosure Statement form that discloses the existence, and operational characteristics of the Tucson International Airport to future owners or tenants of the property and further conveys the right to the public to lawfully use the airspace above the property. The content of such documents shall be according to the form and instructions provided."

The intent of this condition is for the Airport Disclosure Statement form to be recorded for the properties within the final plat boundaries.

The Tucson Airport Authority asks that the property owner forward a copy of the recorded Airport Disclosure Statement form prior to issuance of a Certificate of Occupancy (C of O) to:
