This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). The review comments include the actual standard first with the applicable Administrative Manual section number and the following paragraph is the actual comment related to the specific item that must be addressed. These comments are for the provided 'SITE PLAN EXHIBIT": LOT 1 1. COMMENT: The lot coverage calculation for lot 1 does not appear to be correct. Per UDC Article 6.4.3.B vehicle use area is included in the lot coverage. This would include the access proposed access easement along the south property line. 2. COMMENT: Per UDC TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, RESIDENTIAL USE GROUP, Single-Family and Mobile Home Dwellings, 2 spaces per dwelling unit plus visitor parking required at a ratio of 0.25 space per unit.. That said you have only shown 1 vehicle parking space on lot one. Show all required vehicle parking spaces and if applicable vehicle maneuvering on the plan. Engineering Division has reviewed the submitted Final Plat and recommends conditional approval at this time. The following items need to be addressed prior to Mylar approval: FINAL PLAT COMMENTS: 1) Complied. 2) Complied. 3) Complied. 4) Complied. 5) Complied. 6) Restated: AM Sec.2-07.6.1.B: The final plat cannot be scheduled for Mayor and Council consideration until a complete Financial Assurances package has been submitted and reviewed. The Agreement to Construct Third Party Trust needs to have all of the blanks filled in. The Subdivision Case Number (S14-001) needs to be added to the top of the 1st sheet and to the bottom of all sheets where indicated by "Subdivision Case No." Remove all of the highlighted areas on the Agreement to Construct and provide a complete original package at Mylar submittal. 7) Restated: AM Sec.2-07.6.1.E: Submit two copies of an updated title report (current within 30 days) at Mylar submittal. A statement from the title company certifying the title report previously submitted is still valid is acceptable in place of an additional title report. The Title Report submitted has an effective date of December 9, 2013 which does not meet the 30 day requirement. 8) Complied. SITE PLAN EXHIBIT: 1) Acknowledged: AM Sec.2-06.4.9.H.1: Label and dimension the vehicle maneuvering for both Lots 1 and 2 that must be accomplished on site since Glenn Street is a MS&R Street. It is acknowledged that the "approximate" locations have been shown however until the sight visibility triangles are provided and the correct driveway setback locations are labeled the locations can not be provided an "approximate" approval. 2) Acknowledged AM Sec.2-06.4.9.H.1: Label and dimension the existing and/or new driveway access points and curb cuts to ensure compliance with Chapter 25 of the Tucson Code, the Tucson Access Management Guidelines for MS&R Streets and TSM Sec.10-01 for construction purposes. Verify minimum/maximum curb cut widths and minimum curb return radii for all driveway locations. It is acknowledged that the driveways have been labeled with the 25-foot curb returns however they do not appear to meet the minimum setbacks from adjacent driveways and/or street intersection. Also the Westside curb return for Lot 1 does not meet the minimum setback from the intersection but it also appears that it can not be constructed to match the existing curb return for Glenn Street. Provide approval from TDOT for site design, it may be necessary to provide access to Lot 1 off of Calle Romy instead of Glenn Street. 3) Restated: AM Sec.2-06.4.9.H.2: Label and dimension the existing and/or future sight visibility triangles for the street intersection and for the proposed driveway access points onto each street. The comment letter stated that a sight-visibility exhibit was included with the resubmittal however this exhibit could not be located within the package nor was it included on the Transmittal Sheet. The sight visibility triangles must be labeled and delineated on the Site Plan Exhibit to ensure that the proposed driveway locations do not cause a conflict with line of sight. 4) Complied. 5) Complied. 6) Complied.
