SUMMARY: Engineering Division of Planning and Development Services Department has received the proposed Final Plat. Engineering Division has reviewed the submitted Final Plat and recommends conditional approval at this time. Refer to this link for further clarification:

The following items need to be addressed prior to Mylar submittal:

FINAL PLAT COMMENTS:

1) Completed.
2) Completed.

3) AM Sec.2-07.5.6: Revise the CC&Rs to provide the following information within the CC&Rs:

a) Completed.

b) Restated: Provide an Exhibit (Exhibit A as stated in Article 1 Section 1.1) within the CC&Rs for the property descriptions. All exhibits must match the Title Block to be a complete package.

4) Restated: AM Sec.2-07.5.6: A signed and original notarized copy of the CC&Rs will be required prior to Final Plat Mylar approval.

5) Restated: AM Sec.2-07.6.1.B: The final plat cannot be scheduled for Mayor and Council consideration until either Financial Assurances are submitted or a copy of a performance bond for the project is submitted. The other option for not including an Assurance Agreement prior to the Mylar submittal to M&C is if all of the Assurable Items (Schedule B) have been constructed in the field with an Engineering Inspection approval. Items outstanding include the survey monuments and completion of the extruded curbing around the vehicular use area.

6) Restated: AM Sec.2-07.6.1.E: Submit two copies of an updated title report (current within 30 days) at Mylar submittal. A statement from the title company certifying the title report previously submitted is still valid is acceptable in place of an additional title report. Per the comment letter 2 copies of the updated Title Report was attached with this submittal; however the Title Report was not found in the submittal or on the provided CD.

GENERAL COMMENTS:

Provide a Final Plat Mylar, Assurances and CC&Rs at re-submittal addressing the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.

Consent to Dedicate and CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page, if applicable. If the Consent to Dedicate is also a fixture filing, there is an additional $3 fee. If you are unsure of the fees, please call the County Recorders Office.
