This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

1. UDC Section 8.5.2.A, Final Plat Approval Period. A final plat shall be approved and recorded within three years of the tentative plat approval date. A final plat is subject only to the ordinances in effect at the time of the tentative plat application except where an ordinance specifically states that it applies to pending applications.

SECTION 2-07.0.0: FINAL PLAT, BLOCK PLAT, MINOR SUBDIVISION, AND CONDOMINIUM PLAT APPLICATIONS

2-07.5.1.H The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.

1. COMMENT: Place the subdivision case number, S13-036. in the lower right corner of the plat next to the title block.

Additional Comments:
2. Remove the easements to be abandoned by separate instrument, called out under keynotes 2 &5, from the plat as they will need to be abandoned prior to approval of the tentative plat.

3. Clarify what keynote 6 means, common area is not a dedicated portion of the plat therefore is not needed to be abandoned. The common area is a platted portion of the plat.

4. Remove all revisions clouds and deltas from the plat.

5. This final plat cannot be approved until tentative plat DP12-0141 has been approved.

The drawings of the Final Plat for the proposed project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department.
PCRWRD hereby approves the above referenced submittal of the Final Plat received by us on October 22, 2013, with the following comment:
This is the first time I have ever seen a final plat submittal with delta corrections and clouds.
Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) will need to be obtained from PDEQ.

Tucson Electric Power Company (TEP) has reviewed the Amended Final Plat for Haciendas at Wrightstown, Lots 1-12, submitted for review on October 29, 2013. TEP is unable to approve the plat at this time.

Please call out the 10' Gas and Electric Easement per DKT 675, PG 143 located on Brown Avenue as a separate notation from the language of the 10' of to be dedicated by the plat for roadway. The easement will remain in place within the road right of way.
