COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A final plat application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a final plat for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 20, 2014.

2. 2-07.5.1.E.2 - Provide a title block in the lower right corner of each sheet with the following information: The information title block of the final plat should match the title block text/info as listed on the tentative plat /development plan.

3. 2-07.5.1.H. The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. This plan has been assigned the subdivision case number S13-016. List the case number as noted above. Also verify any rezoning case numbers associated with this site and list the case number as noted above.

4. 2-07.5.2.D. If the property is subject to conditions of rezoning, add the following note: "This plat is subject to the conditions of rezoning case number C9-__-__, unless superseded by a subsequent rezoning ordinance." This site is subject to rezoning, list the rezoning associated with this overall development. The rezoning case can be found listed on the last approved tentative plat/development plan.

5. 2-07.5.3 - Add the following hold-harmless statement: "(I/We), the undersigned, do hereby hold harmless the City of Tucson, its successors and assigns, their employees, officers, and agents from any and all claims for damages related to the use of the property depicted on this plat now and in the future by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall."

6. 2-07.5.3.D - For consistency with the A.M. Standards and clarity, it is requested that the recording data text block be relocated just under the City Clerk text block. Re-arrange the text blocks to address the request as noted above.

7. 2-07.5.4.B - Identify each block or lot within the subdivision boundary by number, and include the square footage of each. In reviewing the square footage for each new lot on the final plat and comparing the lot size square footage to the tentative plat/development plan info, it has been noted that the square footages of all the lots except for lot 12 and 13 do not match. The tentative plat/development plan will have to be revised to indicate the correct square footage of the lots based on the final plat or visa versa.

8. 2-07.5.4.H - Show no-vehicular access easements where applicable.

9. 2-07.5.5.C.5 - Show the distance and bearing between all monuments used. Indicate whether measured or calculated. Measured is the physical, direct occupation of a point/line by line of sight and not through calculations of other measured distances.

10. 2-07.5.6 - Clarify if the R.E.A. is a separate document that is to be recorded prior to final approval of the final plat or is the document to be recorded along with the plat. The sequence number must added to general note five (5) on sheet one (1) of the final plat drawing.

11. Be aware that additional comments may be forthcoming based on revisions made to the plans and response to zoning comments based on the review of the submitted plans.

PCRWRD hereby approves the above referenced submittal of the Final Plat received by us on June 21, 2013.
Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) will need to be obtained from PDEQ.
