This review letter may contain comments pertaining to the concerns of either Department. PCRWRD hereby approves the above referenced submittal of the Final Plat received by our office on October 31, 2012 subject to the following conditions: 1. DEDICATION blocks (both), second and fourth paragraphs: The statements appear to be somewhat fragmented in the fourth paragraph. Consider granting easements, drainageways and common areas to the "CITY OF TUCSON, PIMA COUNTY AND ALL UTILITY COMPANIES" for the stated purposes, instead of granting these elements to the "PUBLIC". 2. DEDICATION block, second rendition: Lot 30 is owned by a separate entity and should be excluded from this dedication block, or incorporate the two dedications into one with owners identified separately. Blocks A-F are included in the dedication headline, while blocks A-J appear to be owned by the LLC. Please correct as appropriate 3. TITLE block: Display the case number adjacent to the Title block, in a large font size or bolder than any cross-reference numbers. Please note the following: Conditional approval of the above referenced submittal does not authorize the construction of public or private sewer collection, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) will need to be obtained from PDEQ. Also, air quality activity permits must be secured by the developer or prime contractor from PDEQ before constructing, operating or engaging in an activity which may cause or contribute to air pollution. Please address the following review comments prior to the next submittal. Final Plat: 1. Please include a response letter to the comments along with the corrected copies of the FP. 2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used: " Title Report " Special Warranty Deed " Trust Agreement " Amendment to Trust " Agreement to Construct 3. Submit the above documents containing original signatures, copies of the documents and signatures will not be forwarded to the City of Tucson attorney for review. 4. Please re-label all common areas that may be used in a dual and/or single use capacity per D.S. 2-03.6.4.C. For example, a Ret./Det. Basin may also be used as a recreation facility or only as a drainage facility or drainage channel and this must be reflected on the Final Plat. The S12-052 subdivision case number assigned to the final plat will be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. 5. Show required setbacks, such as erosion hazard, drainage, etc. 6. Show the limits of the 100-year flood prone area in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of one hundred (100) cfs or more. 7. Show no-vehicular access easements where applicable. 8. Show detention/retention areas in a surveyable and readily retraceable manner. 9. Indicate primary control points, or descriptions and ties to such control points, to which all dimensions, angles, bearings, and similar data on the plat will be referred. Where a coordinate system has been established by the City Engineer or County Engineer, primary control points may be referenced thereto. At least one (1) corner of the subdivision will be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. The plat must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plat. 5. The boundary survey and section breakdown must be shown, if performed. 6. Please submit a copy of the subdivision boundary closure calculations. 7. The provided CC&Rs do not reflect the division of property as per number of lots and common areas. The CC&R's must match the FP.
