The Lot Split is conditionally approved at this time. Please address the following comments prior to final approval: 1) Provide the recordation information for the 1-foot no access easement as labeled in plan view along the west side of the 50-foot ingress/egress easement. 2) Provide a copy of the recorded legal descriptions for Parcel 1 and 2. The legals that were submitted have been reviewed and must be processed through the Recorders Office. 3) The lot split application is just that a lot split. The proposed SFR is still required to get a building permit, grading permit, floodplain use permit and right of way permit for construction. It is acknowledged that the lot split plan can be used for the building plan application; however additional information/details may be required to verify that all floodplain conditions have been met. An example is clearly delineating on the plan the disturbed area and provides temporary fencing for areas in the floodplain that must remain undisturbed and protected during construction. 2 elevation certificates will be required for the new single family residence for the P2S and P2F inspections. GENERAL COMMENTS: Provide the above information for final approval of the lot split application.
