1) Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is July 30, 2013.

3) Provide the calculations for Common Area E along with Common Area C on the Final Plat.

SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Final Plat. Engineering Division has reviewed the submitted Final Plat and recommends conditional approval of the Final Plat at this time. The following items need to be addressed prior to Mylar submittal to CDRC:

FINAL PLAT COMMENTS:

1) DS Sec.2-03.6.1.H.1: Revise the Title Block on the Final Plat to include a reference to the new Common Area "E" and provide the description to match the CC&Rs.

2) DS Sec.2-03.6.3.D: Revise the Recording Data Section to read per the new Pima County Recorders Office format, refer to the following link; http://cms3.tucsonaz.gov/sites/default/files/dsd/CDRC/Sequence%20Number%20Format%20Memo.pdf

3) DS Sec.2-03.6.6: Provide a copy of the recorded CC&Rs for verification that all revisions and additions of Common Element "E" are still accurate for maintenance and liability for the Amended Final Plat.
