1. The Zoning Review Section approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.


2. DS 2-06.6 Per the conditional approval of the tentative plat, provide at the time of final plat, vehicle access for the two residential parcels (123-13-0750 and 123-13-0760). These documents have not been provided at the time of this review.

Per discussion with Jeff Beharana a separate agreement has been reached with the residential owners in regards to access. Provide copies of the agreements for review.

Provide a note on the final plat indicating that this access agreement has been recorded and provide recording sequence numbers for each agreement.

Provide sequence recording information for the abandonment of the alley and for the dedication of right of way.

The following comments are offered.
The PCRWRD hereby approves the above referenced submittal of the Final Plat received by us on April 18, 2012.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval to Construct) will need to be obtained from PDEQ.

Also, air quality activity permits must be secured by the developer or prime contractor from PDEQ before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
