The drawings of the Final Plat for the proposed project have been reviewed on behalf of Pima County Department of Environmental Quality (PDEQ) and Pima County Regional Wastewater Reclamation Department (PCRWRD).This review letter may contain comments pertaining to either Department. The following comments are offered.
The PCRWRD hereby approves the above referenced submittal of the Final Plat received by us on January 27, 2012.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) will need to be obtained from PDEQ.

Also, air quality activity permits must be secured by the developer or prime contractor from PDEQ before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

The subject project has been reviewed. The project can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that where made and references the exact location in the Final plat and in the Title Report where the revisions were made:

Final Plat:

1. Explain why assurances are not required for this project. If the typical assurable items have not been installed, assurances are required to assure the construction of the proposed infrastructure within the common areas. If assurances are submitted in the form of a "Third Party Land Trust", The "Beneficiary" Block must be added (D.S. 2-03.6.3.C.) and (D.S. 2-03.6.3.E.).
2. Whether the assurable items have been completed or not, the "Assurances" Block is required on the Final Plat. Revise the plat accordingly (D.S. 2-03.6.3.E.).
3. Provide an "Easements Details" table on the plat to include all "not plottable" easements (such as the electrical easement recorded as Book 69 of Misc. Records, Page 72) (D.S. 2-03.6.4.A.).
4. The description of the water easement, recorded as 2011-2240927, on the plat does not match the Title Report description. Revise as necessary (D.S. 2-03.6.4.A.).
5. The public access easement recorded as 2011-0880945 does not appear to have been included in the Title Report. Revise as necessary (D.S. 2-03.6.4.A.).
6. The 10'public electric easement recorded as 2011-1190890 does not appear to have been included in the Title Report. Revise as necessary (D.S. 2-03.6.4.A.).
7. Show the required setbacks from the proposed detention/retention basins (D.S. 2-03.6.4.E.).
8. Provide the closure calculations report (D.S. 2-03.6.5.C.3).
