COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. An applicant has one (1) year from the date of submittal of the final plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before December 21, 2011.

2. DS 2-03.6.1.J - Please ensure that the line weight is consistent through out the plan sheets. In was noted that on some of the plan sheets the line weight was very light and would not reproduce after microfilming.

3. DS 2-03.26.1.K - This project has been assigned the CDRC case number S10-054. Please list the case number in the lower right corner of all plan sheets.

4. DS 2-03.6.3.D - Under the Recording Data text block revise the date of 200 to 2011. Also revise the text block to match the text as listed the development standards.

5. DS 2-03.6.3.E - If applicable include the Assurances text block on the cover sheet.

6. DS 2-03.6.6 - The cover sheet of the amended CC&R's should include description of the Unit numbers and common elements as listed in the title block of the final plat.

7. This development has been revised and no information on the proposed development has been approved. As part of the approval of the final plat I am requesting that a revised development/tentative plat be submitted for review with all the information listed for the new uses. The information should include all engineering, zoning and landscaping information. Several related sheets have been submitted with the final plat package but have no information on the development. These sheets can be utilized as the supplemental sheets if the engineering, zoning and landscaping information is added to the respective plan sheets.

8. The previous approved project for this site went through DRB review and approval. While the façade or elevation changes appear to minor a courtesy review is required to determine whether or not a full DRB review is required. Contact Russlyn Wells (837-4948) for more information on the DRB review process with regards to this specific project. Based on my conversation with Russlyn it also appears that the changes are minor and the director would make a decision on the proposed changes.

Please be aware that additioanl comments may be forthcoming based on the revised plans submitted for the second review.

1. Provide the scale and the north arrow on Sheet 2 of 6 (D.S. 2-03.6.1.I).
2. Provide the correct S10-054 case number as described in D.S. 2-03.6.1.K.
3. Fill in the missing page number after the word "through" in the third line of the third paragraph of the Dedication.
4. Common Element "B" description in the "Dedication" and the "Title Block" should match. Revise as needed.
5. Revise the Surveyors Certification Block to match the language in D.S. 2-03.6.3.A.
6. Add the sentence "Witness my hand and official seal, the day and year above as written." in the Approval Block as shown in D.S. 2-03.6.3.D.
7. Add the "Assurances Block" as required by D.S. 2-03.6.3.E and verify if this project requires the submittal of assurances. If third part land trust assurances are submitted, a beneficiary block must be added to the first sheet.
8. Show no-vehicular access easements where applicable (D.S. 2-03.6.4.H.).
9. Indicate the right of widths as required by D.S. 2-03.6.5.B.
