COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment. An approved variance is required for the proposed reduced lot size.


The proposed lot in the west portion is in the HO-3 zone and east portion is HC-3. Historic review shall be required for both the proposed lots (LUC Section 2.8.8.5).

The DDO process shall be required for the proposed setbacks for each lot:

The Development Designator for the proposed east lot in the HC-3 zone is "S" (LUC Section 2.5.5.2.F.1). The Perimeter Yard Indicator is CC (LUC Sections 3.2.3.1.D & 3.2.6.4). The minimum required setback to the proposed property line equals the height of each structure's wall (LUC Section 3.2.6.4). The proposed setback is zero.

The Development Designator for the proposed west lot in the HO-3 zone is "L" (LUC Section 2.4.3.D). The Perimeter Yard Indicator is BB (LUC sections 3.2.3.1.C & 3.2.6.4). The minimum required setback to the proposed property line equals the height of each structure's wall (LUC Section 3.2.6.4). The proposed setback is zero.

The minimum lot size for residential use in the HO-3 zone is five thousand (5000) square feet (LUC Section 2.4.3.D & 3.2.3.1.C). The propose lot size for the west lot in the HO-3 zone is three thousand six hundred eighty one (3681) square feet.
