01/05/2010 | STEVE SHIELDS | ZONING | REVIEW | Denied | CDRC TRANSMITTAL TO: Planning and Development Services Department Plans Coordination Office FROM: Steve Shields Lead Planner PROJECT: Meyer Avenue S09-067 Record of Survey (2nd Review) TRANSMITTAL DATE: January 5, 2010 DUE DATE: January 8, 2010 COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. D.S. 2-03.11.0 permits a maximum of one year from the date of application to obtain approval of a Record of Survey. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this record of survey is October 21, 2010. 2. This comment was not fully addressed. Remove all fencing from the record of survey. Remove all development criteria, i.e. buildings, fencing, walls from the record of survey. Provide a separate supplemental, residential plot plan, for Lot 2 that demonstrates how development criteria are met. 3. Provide documentation in writing that allows the elimination of the sidewalk along Ninth Avenue. D.S. 2-03.11.1.C There does not appear to be sidewalks along Ninth Avenue; this is a requirement of a record of survey. 4. This comment was not addressed. D.S. 2-03.11.7.F.2 Provide the name of the survey following "RECORD OF SURVEY". 5. This comment was not addressed correctly, the total number of new lots is four (4).. D.S. 2-03.11.8.B.3 General Note 4 calls out "THE NUMBER OF NEW LOTS IS 5", based on a lot split done in 2008 that split "LOT 1" the total number of new lots would be four (4). 6. Zoning acknowledges an error in this comment "CERTIFICATED OF SURVEY" should read "CERTIFICATE OF SURVEY". Please revise. D.S. 2-03.11.9.A Revise "SURVEY CERTIFICATION STATEMENT" to read "CERTIFICATED OF SURVEY". 7. This easement will need to be abandoned prior to approval of the record of survey. Provide documentation of the abandonment of the easement. D.S. 2-03.11.11.A Show the existing utility easement, Book 3 page 70, as shown on the lot split S08-052, on the plan. 8. This comment was not fully addressed. Once comment 3 has been addressed provide a dimension for right-of-way sidewalks. D.S. 2-03.11.11.B The following information regarding the existing right-of-way (ROW) will be provided: recordation data, dimensioned width of paving, curb cuts and sidewalks. 9. D.S. 2-03.11.12.A All proposed easements need to be recorded prior to the approval of the record of survey. Provide the docket and page on the plan along with the recorded documents. If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956.
