COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

D.S. 2-03.11.0 permits a maximum of one year from the date of application to obtain approval of a Record of Survey. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this record of survey is October 21, 2010.

Remove all development criteria, i.e. buildings, fencing, walls from the record of survey. Provide a separate supplemental, residential plot plan, for Lot 2 that demonstrates how development criteria are met.

D.S. 2-03.11.1.C There does not appear to be sidewalks along Ninth Avenue; this is a requirement of a record of survey.

D.S. 2-03.11.7.D.3 2 Identify the railroads located along the east border of the section and at the northeast corner of the section on the location map.

D.S. 2-03.11.7.E Place the words "BOOK_____PAGE______" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation.

The Record of Survey (ROS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Record of Survey:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. It appears that the utilities to serve the lots are existing. If so, why is there an Assurance Approval block? Typically ROS do not require assurances to be posted.
3. Label the ingress/egress easement public or private. Easements shown on a ROS are generally dedicated by a separate instrument. With the easement being dedicated by separate instrument, then the easement will have to be recorded prior to approval of the ROS.
4. Show the previous parcel (117-14-346A & 117-14-346B) configurations by "ghosting" in the parcel lines. This will aide in the reading of the legal descriptions.
5. Show the overall distances for the west lot lines of lots 1, 2 and 3. The distance between the lot corners of lots 1, 2, 4 and 5 as well as overall distances on that common lot line.
6. The third brg. and dist. for lot 1is called out in the legal as S04D10'44"W, 77.41'. The distance does not measure on the ROS.
7. The first brg. and dist. for lot 3 is called out in the legal as S02D09'04"E, 35.18', however there are two brgs. with an angle point on that lot line. Please explain. The additional brg. on the west line of lot 3 affects the legal descriptions of lots 4 and 5.
8. Place the words "Book ____ Page ____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation.
9. Show the COT activity no. (S09-067) on the ROS.
10. A legend which shows and describes all symbols used on the drawing will be placed on either the first sheet of the plat or the first sheet which contains all or part of the subdivision drawing. Also list all abbreviations used on the ROS and indicate whether all utilities are proposed or existing.
11. Corner lots may be designated with a star symbol indicating which street will be used for access. Use of this designation may limit design options for access. In instances where the City, for safety reasons, limits accessibility, a one (1) foot no access easement will be required. Which lots will use the I/E easement?
12. Show no-vehicular access easements where applicable.
13. Label all boundary lines as to exact nature.
14. The boundary survey and section breakdown must be shown, if performed.
15. All boundary monumentation must be labeled as "found" or "set."
a. Fully describe and show all markings on found monuments.
16. Correct the SE section call-out on the Location Map. It should be E14-14-19.
17. Remove all general notes pertaining to the Airport Environs Zone (AEZ), the project is not located in the AEZ.
18. Remove general note 7, no lots have MS and R frontage.
19. Please submit a copy of the subdivision boundary closure calculations.

The drawing for the proposed Record of Survey has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Add the project number S09-067, to the title block of the sheet. This number should be shown larger or bolder than any cross-reference numbers.

2. Show the name and phone number of the engineering firm who prepared this drawing.

3. Put the word LEGEND at top of the list of symbols and line types.

In the Legend, specify whether the sewer line is existing or proposed.

Identify Lot no. 20 on the drawing.

Show the six-digit Pima County manhole number for all existing public manholes that are located on the sewer line in Meyer Avenue east of this development.

Show the size and the Pima County plan number for the sewer line in Meyer Ave.

Call out the sewer line between the two un-numbered lots as existing or public, and show its size. Is this line existing or proposed ?

If the sewer line in comment no. 7 is proposed, a joint sewer use agreement is required.

General Notes: The note no. 4 says the number of new lots is 5 whereas the title of the drawing shows survey of lot 20. Please clarify.

Since this drawing lacks all the information asked for above, more comments may be forthcoming when we receive this information in the 2nd Submittal.

We will require a revised drawing and a response letter addressing each comment.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.
