The Zoning Review Section conditionally approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements. All easement issues will need to be addressed prior to final approval of the plat: 2. Based on the Development Plan D09-0029 it appears that there are proposed structure that will be built over existing easements. Please clarify what easements will be abandoned. 3. There is a 1'-0" VEHICULAR ACCESS EASEMENT that runs along Cushing Street property line. There is a proposed vehicle access point along Cushing Street. The 1'-0" vehicular access easement will need to be abandoned. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location on the Plat where the revisions were made: Final Plat: 1. The development plan and drainage report for the hotel are still in review. The floodplain limits that might impact the proposed improvements have not been completely determined. If the proposed improvements are impacted by the regulatory floodplain, The standard general note concerning the floodplain use permit requirement, must be added (D.S. 2-03.6.2.E.). Please be advised that if the regulatory floodplain impacts the subject project, an engineer certification is required. 2. Show the limits of the 100-year flood prone areas in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of 100 cfs or more if applicable (D.S. 2-03.6.2.E.). 3. Demonstrate that the proposed improvements will not conflict with the existing easements. 4. Provide Tables of Contents for the CC & R's and the Reciprocal Easement Agreement documents.
