1. The Zoning Review Section approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.

2. Remove the sight visibility triangle lines indicated along the north property line.

3. Add the number of lots and the common areas to the title on page one of the CC&Rs.

The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:
" Title Report
The title report was not included in the FP package.
3. Submit the above documents containing original signatures, copies of the documents and signatures will not be forwarded to the City of Tucson attorney for review.
4. Show dimensions between the future and existing r-o-w on detail 1. Also show more dimensions on detail 1 to tie down the detail with the survey.
5. Show detention/retention areas in a surveyable and readily retraceable manner. The detention/retention areas are not directly adjacent to the bldgs, this should be reflected on the survey.
6. All boundary monumentation must be labeled as "found" or "set." The monument at the intersection of Lee St. and Sycamore Blvd. is showing a monument that is found but calls out a monument to be "set" per the legend. Revise as required.
7. Please submit a copy of the subdivision boundary closure calculations.

The drawings for the proposed Final Plat for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

We will send to your office via e-mail, a pdf file containing a Sewer Service Agreement for the proposed development. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

SUBJECT TO THE ABOVE, the Pima County Department of Environmental Quality and the Regional Wastewater Reclamation Department hereby approve the above referenced submittal of the Final Plat received by us on June 19, 2009.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
