Per DS 2-06.3.4.C.2 the landscape border width needs to be determined for the purposes of calculating the fifty (50) percent vegetative coverage requirement, Sec. 3.7.2.4 of the LUC. The width is that area between the required screen and the property line. Revise the border width indicated for border 3 and the area calculation. Do not include additional vegetation proposed in the adjacent right-of-way. 2) Revise the tentative plat sheet C.3.1 keynote 38 to refer to the correct detail on sheet L.4.1. DS 2-06.3.9.R 3) TDOT has indicated that they are prepared to waive the MS&R setback zone for this project. Assuming that the intent is not to acquire additional right-of-way in the future, then the MS&R setback line and associated sight visibility triangles should be deleted from the plans. If applicable, provide a note (with pertinent details) on the plans indicating that the MS&R provisions have been waived. 4) Revise the Pima Street screen wall location/length on the landscape plan and other documents to coordinate. 5) Revise detail 7A on sheet L.4.1 to include the updated parking island. 6) Show the PIP & TOS plants on the landscape plans. 7) Consider the water necessary to establish the euphorbia proposed in the driveway medians and include an irrigation proposal on the irrigation or water harvesting plans. |

Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 04/09/10. 2. DS 2-01.3.9.H.5 Per DS 3-05.2.2.B.2 A minimum distance of one (1) foot must be maintained between any open structure, such as a carport, and a PAAL. A PAAL width of 25' is then required at the indicated carports (covered parking). Per keynote #35 the width of the covered parking structure is 18'. An 18' wide cover over an 18' long parking space does not leave the required 1' setback from the PAAL at the covered parking structures located south of building #4. Clearly indicate the required PAAL width of 25' in these areas. 3. DS 2-01.3.9.H.5.a Wheel stops will be required for the parking spaces along Pima Street to prevent damaging the screen wall, over hanging into the required landscape border and overhanging the sidewalk. Clearly indicate on the plan the location of all required wheel stops. 4. DS 2-01.3.9.J Per an e-mail from Jim Glock, he will be providing an administrative waiver for the MS&R setbacks for this project along the north property line and Pima Street. Remove the future R.O.W line, future sight visibility triangles and label the existing curb as "future and existing curb location per administrative waiver by J. Glock". 5. DS 2-01.3.9.L Provide docket and page recording information for the 42' private cross access and parking agreement located north of building #3. The indicated 8.5X40 pedestrian access easement indicated along the north property line will be required to incorporate all areas where the public sidewalk encroaches into the property (portions of the handicap ramps and some sidewalk). Zoning suggests placing the 8.5 easement across the entire north end of the property. 6.
