Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used: See note no. 3.

3. The titles, assurances included, must match each other verbatim. Per previous comment.
4. The transformer and electrical easements on the north property line are not tied down or surveyable. The survey information for the elec. easements are not legible. Provide details of the electrical easements at a larger scale Revise as required. Per previous comment.
5. The lot for unit no. 19 is encroaching onto common area a. Is it part of the lot, the common area or the ped. easement? Please explain. Any portion of the lot shall not encroach into the right-of-way area. Per previous comment.
6. Identify each block or lot within the subdivision boundary by number, and include the square footage of each. This comment is for lot no. 19.
7. Provide location, dimensions, areas in square footage, and purposes of lots proposed for dedication (such as open spaces, recreation areas, and natural areas) or for reservation for a public use (such as public parks, water facilities, and school sites). The area south of lot 28 that is in between the lot line and right-of-way shall be noted per the requirements above.
8. All boundary monumentation must be labeled as "found" or "set." See note 9.
a. Fully describe and show all markings on found monuments with the registrants number and/or "No tag".
b. A one-half (½) inch iron rod tagged by a registered land surveyor will be set at all corners upon completion of construction.
9. Indicate tract boundary lines; right-of-way and centerlines of streets, easements, and other rights-of-way; and property lines of residential lots and other sites, with accurate dimensions, bearings, or deflection angles and radii, arcs, and central angles of all curves. Boundary monuments must be set prior to the recordation of the final plat. Indicate that monumentation was set, by a note or call-out, on the final plat. Bearings and Distances are not shown for Lot 19. See note 8.
