COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The Zoning Review Section conditionally approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements.

2. D.S. 2-03.6.1.H.3 As this is a resubdivision of a previously recorded plat, indicate the title and the book and page reference of the existing subdivision within the title block.

3. D.S. 2-03.6.1.K Place the S09-023 subdivision case number assigned to the approved tentative plat in the lower right corner of the plat next to the title block. Remove the S06-064 case number as it is not relevant.

4. D.S. 2-03.6.1.K The DSMR number DSMR 06-19 shown in the title block is not correct and or required for the final plat.

5. D.S. 2-03.6.1.J Revise General Note 5 to include "WHICH ESTABLISHED ZONING IN THE PANTANO ANNEXATION AREA".

6. D.S. 2-03.6.3.D Revise the APPROVAL BLOCK as follows; change the name from "KATHLEEN S. DETRICK" to "ROGER W. RANDOLPH", and add the signature line and date as shown in D.S. 2-03.6.3.D.

* The third paragraph of the dedication can be deleted. This

RESUBMITTAL REQUIRED: Final Plat.

The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:
" Title Report
" Special Warranty Deed
" Trust Agreement
" Amendment to Trust
" Agreement to Construct
3. Submit the above documents containing original signatures, copies of the documents and signatures will not be forwarded to the City of Tucson attorney for review.
4. Please re-label all common areas that may be used in a dual and/or single use capacity per D.S. 2-03.6.4.C. For example, a Ret./Det. Basin may also be used as a recreation facility or only as a drainage facility or drainage channel and this must be reflected on the Final Plat. A key note explaining the labels could be used in conjunction with the labels, ie.:
" Common Area "A" - Streets
" Common Area "B" - Drainage/Recreation Facilities
" Common Area "C" - Recreation Facilities
" Common Area "D" - Drainage Facilities
" Common Area "E" - Landscaping
5. All lettering and dimensions will be the equivalent of twelve (0.12) point or greaterin size. The purpose of this requirement is to assure that all lettering is legible when reproduced or when photographically reduced (microfilmed) for recordkeeping purposes.
6. Place the words "Book ____ Page ____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation.
7. All signatures and blanks on the plat must completed prior to approval.
8. The electrical easement shown on the north property line and the drainage easement that is noted to be recorded in Bk16/1but is not shown on that plat.
9. The transformer and electrical easements on the north property line are not tied down or surveyable. Perhaps a detail of the more crowded areas is warranted. Revise as required.
10. The title of the CCR's does not match the title of the FP. The titles, assurances included, must match each other verbatim. Also page 1 of the CCR's is missing.
11. Correct the name of the clerk of the City of Tucson to the current clerk.
12. A title block with the following information is to be provided in the lower right corner of each sheet.
1. Subdivision name; number of blocks, lots, and/or units; and common area.
2. Legal description by section, township, and range.
3. If the final plat is a resubdivision of a previously recorded plat, indicate the title and the book and page reference of the existing subdivision.
13. The S(YR)-___ subdivision case number assigned to the approved tentative plat will be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also.
14. A legend which shows and describes all symbols used on the drawing will be placed on either the first sheet of the plat or the first sheet which contains all or part of the subdivision drawing.
15. The lot for unit no. 19 is encroaching onto common area a. Is it part of the lot, the common area or the ped. easement? Please explain.
16. Identify each block or lot within the subdivision boundary by number, and include the square footage of each. This comment is for lot no. 19.
17. Provide location, dimensions, areas in square footage, and purposes of lots proposed for dedication (such as open spaces, recreation areas, and natural areas) or for reservation for a public use (such as public parks, water facilities, and school sites). The drainage area in common area b shall include that it is also a Drainage basin.
18. All boundary monumentation must be labeled as "found" or "set."
a. Fully describe and show all markings on found monuments with the registrants number and/or "No tag".
b. A one-half (½) inch iron rod tagged by a registered land surveyor will be set at all corners upon completion of construction.
19. Show the distance and bearing between all monuments used. Indicate whether measured or calculated. Measured is the physical, direct occupation of a point/line by line of sight and not through calculations of other measured distances. Check the arc distance for Sarnoff Drive.
20. Indicate tract boundary lines; right-of-way and centerlines of streets, easements, and other rights-of-way; and property lines of residential lots and other sites, with accurate dimensions, bearings, or deflection angles and radii, arcs, and central angles of all curves. Show centerline information for Whirlaway Lane.
21. Please submit a copy of the subdivision boundary closure calculations.
