COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is March 25, 2010.

2. This comment was not addressed. Per D.S. 2-08.3.1 Within a pedestrian circulation path, an accessible route is also required. The accessible route must connect all areas of the development and the pedestrian circulation path located in any adjacent streets. This accessible route may be identical to pedestrian circulation path. The areas within the development which must be connected include, but are not limited to, all places of public accommodation, all buildings, etc. It appears that there are proposed steps located within the required accessible route from the proposed eastern most units. Clearly show the accessible route from units 24-28 to Sarnoff Drive.

3. Depending on how the above comments are addressed additional comments may be forth coming.

Tentative Plat:
1. Revise the Title Block to indicate that this is a resubdivision of a portion of a previous subdivision.
2. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. It is acknowledged that the issue must be resolved before the grading plan is approved. However, if the differential grading is not approved, a revised tentative plat will be required.
3. The water harvesting features are not complete. Additional detail will be required on the grading plans to demonstrate that water harvesting will be utilized to the maximum amount possible for all landscaped areas.

The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the blue lines per the on-line comments. Please submit the following documents for sign-off:

1 Blue line set of the Plat, Landscape Plan and NPPO. Please include applicable sheets from any other concurrent reviews.

1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

Additional black line copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your blue lines to the CDRC office for sign-off approval. Your printing company will deliver the original stamped blue line set to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

Please note that the final plat must be approved by Mayor and Council and recorded within one year of date of approval of the tentative plat per LUC 4.1.7.3.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
