Conditional approval is recommended with the following items to be addressed on Tentative Plat mylar. TENTATIVE PLAT CONDITIONS OF APPROVAL: Address the remaining items for Tentative Plat: 1) DS Sec.2-03.2.4.L.6: The zone A FEMA revised floodplain limits effective June 16, 2011 per DFIRM 1669L is required to be labeled on the plat. Add label and delineations for the FIRM panel L information on Tentative Plat. Sheets 4 & 5 with old FEMA 1619K flood limits must be updated to show the new 1669L limits and the FEMA 1619K flood limits should be removed from the plat as there is no engineering information provided by this outdated floodplain line, and it shows discrepancy for flood insurance purposes. Design flood limits shall remain. Also revise note 35 to clarify that the subdivision is impacted by a FEMA SFHA however the subdivision's residential lots are not within the regulatory floodplain including the FEMA SFHA. For the subsequent Final Plat submittal, please be aware that the limits of the 100-year floodprone area shall be shown in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of one hundred (100) cfs or more. 2) DS Sec.2-03.2.4.M: Show basin setback per geotechnical report for lots 98-102. Paradise Falls Dr. # 125 Tucson, Arizona 85712 Subject: S09-015 SILVERBELL CROSSING Tentative Plat Dear Paul: The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the plans per the on-line comments. Please submit the following documents for sign-off: 1 Set of the Plat, Landscape Plan and NPPO. Please include applicable sheets from any other concurrent reviews. 1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan. Additional black line copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City’s contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your prints to the CDRC office for sign-off approval. The printing company will deliver the original stamped print set to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options. A tentative plat is valid for a period of three (3) years after the date of approval. This Tentative plat will expire on 10/18/14 per LUC 4.1.7.2. The Final plat must be approved by Mayor and Council and recorded within three (3) years of date of approval of the tentative plat per LUC 4.1.7.3. Plans will not be signed and released until the CDRC office has been notified by PC Addressing that all fees for this plan have been paid. The CDRC office will need this confirmation in writing.
