TEP is unable to approve the plat at this time. When the Tentative Plat has been approved by the City of Tucson, please submit to my attention a copy of the signed Approved Tentative Plat. TEP will provide an electrical design within thirty (30) working days upon receipt of the plat and the required additional plans. The completion of the electrical design is necessary to determine our easement requirements and review the final plat. Additional plans necessary for preparation of the design are: building plans including water, electrical, landscape, sidewalk and paving plans. Also, submit the AutoCAD version of the plat on a CD or email to mburke@tep.com<mailto:mburke@tep.com>. Electronic AutoCad Plan format: 1. An Electronic AutoCad plan must be complete and identical to the official hard copy (paper) project (subdivision, commercial) plat. 2. The AutoCAD plan must be a civil site plan drawing. (The majority of time an electrical site plan drawing does not have the required information.) 3. A single AutoCAD plan drawing containing all the layers should be submitted. 4. AutoCAD plan should be in DWG format. 5. AutoCAD Version can be 2007 or lower. 6. 2D only, not 3D (Please take out reference images and 3D images.) 7. Please take out the topography Layer. 8. Layers relate to a unique set of CAD features within the drawing. (For example all lot lines should be on one layer, street centerlines another layer.) 9. Include the required Layers: Lot Lines, Right of Way lines, Street Centerlines, Buildings, Curbs, Basin, Section Lines, Boundary of Property, Footages, Bearings, Lot Numbers, Street Names, and Tie Down (Section or Quarter Pins.) 10. At least three tie points are required; one must be a Section or a Quarter pin and the others may be street intersections or lot corners. Bearings and distances must be designated from the tie points. 11. Please include the Boundary Line of Property. It must be designated with bearings and distances. 12. Approval is not recommended at this time until the following comments are addressed. TENTATIVE PLAT COMMENTS: Address the remaining comments for Tentative Plat: 1) DS Sec.2-03.2.4.L.6: The zone A FEMA revised floodplain limits per DFIRM 1669L is required to be labeled on the plat. Add label and delineations for the FIRM panel L information on Final and Tentative plat. Other flood data may remain on the sheets unless there is new drainage information from Silverbell improvements. 2) DS Sec.2-03: Provide the following documentation for Tentative Plat: a) D.S. 2-03.2.4.K: Copy of geotechnical reports and addenda, including the geotechnical addenda regarding the details showing slopes that exceed 2:1 (H:V). b) DS Sec.2-03.2.3: Documentation from WAPA regarding acceptance of the proposed improvements within the WAPA easement. c) Golf Course correspondence that verifies acceptance of flows from project as shown on the proposed Tentative Plat. d) Provide copies of drainage reports and any addenda for the onsite and Silverbell Road drainage. Onsite Drainage Report will need to include a maintenance list for all proposed drainage improvements and common areas that will be maintained by the HOA. e) The docket and page for both the south slope / access easement and the drainage easement for the pipe from basin to Golf Course. Label on Final and Tentative Plats. f) WAPA correspondence. 3) DS Sec.2-03.2.4.M: Show basin setback per geotechnical report for lots 98-102. 4) Assure that the descriptions of the common areas of the Final Plat title block match the CC&R's descriptions of the subdivision common areas and the descriptions in the assurance paperwork. Please be aware that the legal office may reject the assurance paperwork if the verbiage does not match exactly the verbiage on the Final Plat's Title Block. FINAL PLAT COMMENTS: DS Sec.2-03.6: Address the following Final Plat comments: 5) DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. In response letter, state type of assurance proposed for the project. Address the following for the assurance package comments: a) For resubmittal of the third party trust assurances, provide: i) original copy of the AGREEMENT TO CONSTRUCT SUBDIVISION IMPROVEMENTS / THIRD PARTY TRUST with the assurable items list; ii) original copy of the AMENDMENT TO TRUST / THIRD PARTY TRUST; iii) assure that all exhibits are attached, and the case number "S09-015" is at the top of the first page of the AGREEMENT TO CONSTRUCT and AMENDMENT TO TRUST; iv) copy of the original Trust Agreement; v) copy of a sample Warranty Deed; vi) copy of the current Title Report. vii) The assurance descriptions and CC&R's shall match the title block description on the first sheet of the Final Plat. Please be aware that the legal office may reject assurance paperwork if the verbiage does not match exactly the verbiage on the Final Plat's Title Block. b) If there are basins located within a common area, revise title block to reflect the basin in common area description. c) For this and future projects, please provide a 8½" by 11" location map sheet for assurance submittals that go to Mayor & Council. Typically, these are similar to an enlarged location map on Final Plats. 6) DS Sec.2-03.6.5.B: Assure that all easements listed on the Schedule B of title report are clearly drawn, labeled with Book/page or Docket/page, and/or listed as a blanket easement, and/or labeled with accurate dimensions and bearings on the plat. 7) DS Sec.2-03.6.4.F: Revise note 12 on sheet 1 of Final Plat. This floodplain does impact the subdivision. 8) DS Sec.2-03.6.4.F: Show the limits of the 100-year floodprone area in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of one hundred (100) cfs or more. At minimum, label the zone A FEMA revised floodplain limits per DFIRM 1669L. Submit revised Tentative Plat, Final Plat, assurances, and other documentation with a detailed response letter.
