The Zoning Review Section approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements. 2. This is a re-subdivision of the previously approved and recorded plat. (Silverbell Crossings Book 62 page 65). The title block needs to reflect that this is a re-subdivision of the previous plat. In addition, it is advised that the applicant verify with Pima County Subdivision Coordinator with regards to the name. Typically the county does not allow two different subdivision plats be recorded with the same name. If the CC&Rs must be revised to reflect the new subdivision name and recordation of the plat, assure that the CC&Rs are drawn up to reflect the new name. Approval is not recommended at this time until the following comments are addressed. FINAL and TENTATIVE PLAT COMMENTS: 1) Any remaining conditions from the previous plat still apply. 2) Provide the following documentation for Tentative Plat: a) D.S. 2-03.2.4.K: Copy of geotechnical reports and addenda, including the geotechnical addenda regarding the details showing slopes that exceed 2:1 (H:V). b) DS Sec.2-03.2.3: Documentation from WAPA regarding acceptance of the proposed improvements within the WAPA easement. c) Golf Course correspondence that verifies acceptance of flows from project as shown on the proposed Tentative Plat. d) Provide copies of drainage reports and any addenda for the onsite and Silverbell Road drainage. Onsite Drainage Report will need to include a maintenance list for all proposed drainage improvements and common areas that will be maintained by the HOA. e) The docket and page for both the south slope / access easement and the drainage easement for the pipe from basin to Golf Course. Label on Final and Tentative Plats. f) WAPA correspondence. g) Other engineering associated documents that were accepted for the subdivision. h) Any applicable variance documentation. 3) Explain how General Note 32 H on sheet 1 of Tentative Plat is met for this project. 4) It is recommended that the floodplain information reflect upcoming DFIRM data effective June 16, 2011, since final plat approvals may occur around time of the effective date of the new panel. Add label and delineations for the FIRM panel L information on Final and Tentative plat. Other flood data may remain on the sheets unless there is new drainage information from Silverbell improvements. 5) Explain proposed pipes adjacent to lot 61 at new entrance area on sheet 7 of the Tentative Plat. Explain and provide analysis with q100, velocity, erosion protection (especially for the existing monitoring wells), with additional grading detail for the area near the existing monitoring wells. 6) Explain water easement that was originally shown on previous plat that was located at south corner of project, and whether this is entirely within the new Baby Bruno alignment. 7) DS Sec.2-03.2.4.M: Show basin setback per geotechnical report for lots 98-102. 8) DS Sec.2-03.2.2.B.6: Label slope details to include "hand placed" rip rap per the variance if variance is still valid. 9) DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. For third party trust subdivision assurances, provide full copy of new assurance documents. 10) Assure that the descriptions of the common areas of the Final Plat title block match the CC&R's descriptions of the subdivision common areas and the descriptions in the assurance paperwork. Please be aware that the legal office may reject the assurance paperwork if the verbiage does not match exactly the verbiage on the Final Plat's Title Block. 11) Sequencing numbers are required for final plats. 12) DS Sec.2-03.6.5.B: Assure that all easements listed on the Schedule B of title report are clearly drawn, labeled with Book/page or Docket/page, and/or listed as a blanket easement, and/or labeled with accurate dimensions and bearings on the plat. The following comments are offered for your use: Sheet 1-11: The submitted plan set appears to be a mix of two different submittals. Mark all of the submitted sheets with the plan number of S09-015 and with current engineer stamp. Reference the past development plan of S04-188 in the title block of the cover sheet. Sheet 1: Add the following General Notes: THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4. NO PERMITS FOR PERMANENT STRUCTURES (I.E., MASONRY WALLS, FENCES, ETC.) ON OR THROUGH THE PUBLIC SEWER EASEMENT WILL BE ISSUED WITHOUT SEPARATE WRITTEN CONSENT OF PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second(2nd) submittal. A check for the review fee of this submittal in the amount of $250.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.
