1. Since the project does not appear to have private streets and drainageways, remove the reference to private streets and drainageways in the third paragraph of the Dedication.
2. Leave blank spaces for the Docket and Page information in the third paragraph of the Dedication.
3. Remove the reference to the year 2008 wherever applicable. Replace with the year 2009.
4. Call out the basis of bearing on Sheet 2 of 14 and provide the bearing for the basis of bearing tie to the project (D.S. 2-03.6.5.A.).
5. Add a dedication paragraph for the proposed public streets (D.S. 2-03.6.3.B.2.a.).
6. Revise word "owner" to "owners" in the first line of the first paragraph of the Dedication.
7. Common Area "B" description, in the Title Block, includes "public utilities" which was not included on the Tentative Plat. Verify that public utilities will be located within Common Area "B" or revise as needed.

This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


All Sheets. The project number assigned to this development by Tucson City is S08-135. Please correct the project number in the Title Blocks.

All Sheets. Show S07-110 as the Cross-Reference number in the Title Blocks.

It looks like the Tentative Plat is approved for the lots 1 to 135, and not for lots 136 to 501. This Final Plat cannot be approved until the TP gets approved.

Sheet 1. In the DEDICATIONS block, second paragraph, first line, please add PIMA COUNTY after PUBLIC.

Sheet 1: In the DEDICATIONS block ,third paragraph, third line, after the word PUBLIC insert the words PIMA COUNTY.

This office will require a revised set of blue lines, and a response letter, addressing the comments.

The next submittal of this project will be the second submittal. A check for the review fee of this submittal in the amount of $ 50.00 made out to Pima County Treasurer must accompany the revised submittal.

If, at the end of that time, the plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is December 1, 2009.

Tucson Electric Power Company (TEP) has received the final plats submitted for review December 2, 2008. TEP is unable to approve the plats at this time.

When the tentative plats have been approved by the City of Tucson submit to my attention a copy of the signed Approved Tentative Plats. TEP will provide an electrical design within thirty (30) working days upon receipt of the plats and the required additional plans. The completion of the electrical design is necessary to determine our easement requirements and review the final plat.

Additional plans necessary for preparation of the design are: building plans including water, electrical, landscape, sidewalk and paving plans. Also, submit the AutoCAD version of the plat on a CD or email to lcastillo@tep.com.

Electronic AutoCad Plan format:
1. An Electronic AutoCad plan must be complete and identical to the official hard copy (paper) project (subdivision, commercial) plat.
2. The AutoCAD plan must be a civil site plan drawing. (The majority of time an electrical site plan drawing does not have the required information.)
3. A single AutoCAD plan drawing containing all the layers should be submitted.
4. AutoCAD plan should be in DWG format.
5. AutoCAD Version can be 2007 or lower.
6. 2D only, not 3D (Please take out reference images and 3D images.)
7. Please take out the topography Layer.
8. Layers relate to a unique set of CAD features within the drawing. (For example all lot lines should be on one layer, street centerlines another layer.)
9. Include the required Layers: Lot Lines, Right of Way lines, Street Centerlines, Buildings, Curbs, Basin, Section Lines, Boundary of Property, Footages, Bearings, Lot Numbers, Street Names, and Tie Down (Section or Quarter Pins.)
10. At least three tie points are required; one must be a Section or a Quarter pin and the others may be street intersections or lot corners. Bearings and distances must be designated from the tie points.
11. Please include the Boundary Line of Property. It must be designated with bearings and distances.
12. Any special fonts, X-REFs, or attachments should be submitted along with the CAD drawing.

2) Please add a new General Note as follows:

The following are granted as easements to the public, for non-motorized trail purposes: a) Common Area C, the Esmond Station Rail Line and Trail Corridor; b) that portion of the Atterbury Wash shown on sheet 10/14; and c) a 10-foot-wide corridor along portions of the site perimeter as shown hereon. The City of Tucson, on behalf of the public, reserves the right but not the obligation, to access, for purposes of maintenance, the above-referenced trail areas. Per the dedication block on sheet 1, the association of individual lot owners will accept responsibility for control and maintenance of, and liability for these trail areas.
