The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the blue lines per the on-line comments. Please submit the following documents for sign-off:

1 Blue line set of the Plat, Landscape Plan and NPPO. Please include applicable sheets from any other concurrent reviews.

1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

Additional black line copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your blue lines to the CDRC office for sign-off approval. Your printing company will deliver the original stamped blue line set to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

THE CDRC OFFICE WILL NOT ACCEPT THE FINAL PLAT FOR REVIEW UNTIL THE TENTATIVE PLAT CONDITIONS OF APPROVAL HAVE BEEN MET AND THE PLAT IS SIGNED.

Please note that the final plat must be approved by Mayor and Council and recorded within one year of date of approval of the tentative plat per LUC 4.1.7.3.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. Resubmittal Required: Tentative Plat, Drainage Report

The Tentative Plat cannot be approved as submitted. The following comments must be addressed.

1. As previously commented, revise the Tentative Plat and Drainage Report to comply with the requirements of the special exception conditions concerning retention and detention. Show how the retention/detention basin requirements (conditions 22 and 23) and water harvesting requirements (condition 24) have been fulfilled. The drainage report and tentative plat don't seem to address condition 23. Revise both documents to specifically address each part of this condition (a-f).

The Tentative Plat including the landscape plan doesn't provide the level of detail required to meet condition 24 of the Special Exception. Revise the Tentative Plat to provide all of the required elements as listed in this condition.

2. The cross section of the proposed street doesn't meet the standard cross sections in the development standards. A DSMR may be required.

COMMENTS:

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is 10/29/09.

2. It is my understanding from the CDRC staff that a DSMR has not been formally or otherwise submitted. Please submit the DSMR application for review. The tentative plat will not be approved until the DSMR application is submitted and the DSMR approved. List the DSMR case number in the lower right corner next to the title block of all plan sheets, and add as general date and conditions of approval for the DSMR case.

A DMSR will be required for the proposed street cross section as depicted and per the previous comment as noted below.

(Previous Comment 11) Per DS 2-03.2.4.G, a Development Standard Modification Request (DSMR) is required to allow the parking areas tied in with the street as proposed - both due to maneuvering from a parking space directly into a street and because a Development Standards cross-section does not exist for such a design. It's the maneuvering of a parking space into a street that requires a DSMR. Please apply for one through the CDRC division of Development Services, 520-837-4918, Ferne Rodriguez. A DSMR is required to be approved before the tentative plat can be approved

3. After reviewing the proposed locations of the access ramps and discussion with Ronald Brown it is advised that a meeting with Ron is required to go over the proposed locations and requirements for access ramps. Ron Brown is the DSD ADA expert and can assist you with the access ramps based on ADA or ANSI requirements.

Previous Comment 9: Add a detail drawing that depicts the disabled access ramps. If the ramps are typical label the detail drawing as so if not provides the details based on the type(s) of access ramps to be constructed.

(Previous Comment 15) Clearly indicate the location of all handicap ramps graphically on the tentative plat that are represented by construction note #1.
