2) A street landscape border and screening are required along street frontages per LUC Table 3.7.2-I. A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. Clarify where the street landscape borders are to be located in relation to the proposed 10-foot public utility easements to be dedicated along the street frontages. For example, will the street landscape borders be co-located within the utility easement or behind the easement? Trees and shrubs are to be selected and located so that, at maturity, they do not interfere with on-site or off-site utility service lines or utility easements per LUC 3.7.2.6.B. Further comments may be necessary once proposed street landscape border area is specified.

3. On native plant preservation plan sheet NT-01, revise the note under the "Analysis" heading which states that the project is located at the southeast corner of Ganley Road and Sears Boulevard. The project is actually located on Palo Verde Road. Also, the note immediately below this regarding predominant plant species appears to omit some of the most abundant plants on the site (including acacia and barrel cactus) per the plant inventory list provided. Revise as necessary.

4. Encroachment is proposed within a regulatory floodplain watercourse with associated riparian (Xeroriparian Intermediate and Zeroriparian Low) habitat. Submittal material shall include an Environmental Resource Report (ERR) as established in Development Standard 9-06.0, as defined in LUC 6.2.5, and in conformance with DS 2-15.3.5.
This Report will present a study of the resource corridor and document locations of the resource corridor and critical riparian habitat.
If preservation of the critical riparian habitat cannot be accomplished as provided in these regulations, the submittal will include a mitigation plan as specified in DS 9-06.2.5.B.3

COMMENTS: Please review and make adjustments to meet the following criteria:
The Title Block must be in the lower right hand corner; it must have the number of lots, units or and/or blocks. It must have the Common Areas listed, if any. It must have the Section, Township and Range and if it is a Resubdivision, it must mention the Plat name and the Map and Plat numbers.

The General Notes must have the Gross Area if the subdivision, the Basis of Bearing, the number of lots, the number of miles of new road, public or private, even if the number is zero.


There must be a Section Tie, with bearing and dimension from the Section Corner to the Point of Tie in the subdivision.

The Perimeter Line must be solid and the heaviest lineweight on the plat. The Lot lines and Common Area lines must be solid and the next heaviest. Lines for erosion setbacks, floodplain lines etc, should be the lightest lineweight and be dashed of dot-dashed.


All hatching, stippling, striping etc, must be removed in the Final Plat, unless another agency requires it. Then all lettering must have the hatching, etc, cut away so that they are legible.

All streets must be named, have dimensions, bearings and curve data in the Final Plat.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

This project will be tributary to the Roger Road Wastewater Treatment Facility via the SE Interceptor. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The tentative or preliminary plat for this project cannot be approved until a copy of this letter has been received by this office.

Sheet 1: Revise General Note #14 to read as follows:

THE ON-SITE SANITARY SEWAGE COLLECTION LINES WILL BE PUBLIC AND DESIGNED AND CONSTRUCTED TO PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT STANDARDS. ALL BUILDING CONNECTION SEWERS WILL BE PRIVATELY MAINTAINED.

Sheet 3 and 4: Show the pipe size for the proposed public sewer line.

Sheet 4: Show the sewer inverts related to culverts at points of crossing.

Sheet 4: Show the full and correct IMS #’s for the existing public manholes on plan.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the tentative or preliminary plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $150.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
