RESUBMITTAL REQUIRED: Final Plat and Drainage Report.

The Final Plat (FP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:
" Special Warranty Deed
" Trust Agreement
The preceding documents were not included in the re-submittal. Per previous comment.
3. The title block of the FP shall match all documents submitted verbatim. The word "Lots" is not in the title of the FP as it is in the assurance package. Revise as required.
4. The detention basin is located in the upstream portion of the lots. Since the basin cannot detain any of the site drainage, the location of the basin is unacceptable. Also, there is no guarantee that the parcel to the south of the subdivision will not build a masonry wall, blocking drainage and rendering the basin useless.
5. Submit the CCR's with the standard basin maintenance and accessibility terminology included for review.
6. Place the words "Book ____ Page ____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. The "Book and Page" at the lower right corner of the sheet shall be rotated 90 degrees and placed on the bottom margin of the plat.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
