This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. SHEET 1. Change the project number from S06-271 to S08-099. This is the new number assigned to this project. As per the PCRWRD, a sewer capacity letter is not required for this development. 3. SHEET 1. Show the proposed and existing HCS using different line types. Show these same line types in the LEGEND also. SHEET 1. Show the same line type in the LEGEND for existing public sewer as used to show the existing public sewer in EL VADO RD. SHEET 1. Show an HCS for parcel 51 A. If this parcel is sharing other HCS, a sewer use/maintenance agreement will be required. SHEET 1. Show the size and slope of all HCS. Provide cleanouts on HCS every 100 feet and all changes in direction. Show invert and rim elevations at all cleanouts. Show existing MH down stream of the connection point of the HCS on the existing public sewer, and provide rim and invert elevation for this MH. Show inverts of the new HCS where they connect to the existing public sewer. The private sewer easement must be recorded prior to having the mylars signed for this project. It must be called out as UTILITY and SEWER easement. The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and the response letter. The following review comments must be addressed. DRAINAGE STATEMENT: This development is located within a City of Tucson identified 100-year floodplain and plat will not be approved unless all wheather access and buildable lots are provided. Prior to approval of Tentative Plat, approved grading plan is required to show elevations and to provide buildable lots. For tentative plat, address the following drainage report comments: 1. Drainage Report is required for this development. Resubit report as Drainage Report. 2. Include full backwater analysis 3. Provide discussion explaining how water surface elevations (WSE's) are lowered after development. 4. Provide readable exhibit for Exhibit C-1. 5. Provide locations for cross-sections from the analysis. 6. Provide exhibit of floodplain delineations for pre and post development. 7. Explain how minimum finished floor elevation is determined from water surface elevations. The finished floor elevation does not match and of that watersurface elevations indicated in the table for after development water surface elevations. 8. Provide hydrology map indicating where offsite watershed is located that is impacting the project. The City data indicates a Draft Q100 at upstream culvert equal to 269 cfs. Explain descrepency. 9. Additional comments may be forthcoming. TENTATIVE PLAT: 1. DS Sec.2-03.2.1.B. Verify that sheet includes a one-half (½) inch margin on each side to allows for standardization of material for more efficient record keeping and assures legibility when microfilmed. 2. DS Sec.2-03.2.1.C: Verify that all lettering and dimensions within the locations map and the cross section detail are the equivalent of twelve (0.12) point or greater in size. 3. Location map. Include section corners. 4. Provide address on plan: 332 E Elvado Rd. 5. DS Sec.2-03.2.1.G.1: Revise the proposed name of the subdivision. DS Sec.2-03.2.2.C.2.b: "A floodplain use permit and/or finished floor elevation certificates are required for the following lots: 51A, 51 B and 51C." Revise to include all three lots in general note 7. 12. DS Sec.2-03.2.3 Existing Conditions: The following information shall be provided on the plat to indicate the existing conditions on site and within one hundred (100) feet of the site, except where the site is bounded by a street with a width of one hundred (100) feet or greater. In those situations, existing conditions across the street will be provided. 13. DS Sec.2-03.2.3.A: Provide local benchmark location. The basis of elevation appears to be very far from the property. Revise Basis of Elevation to be presented (per City of Tucson Book and Page) or other acceptable survey datum. 14. DS Sec.2-03.2.3.F: Verify that the ground elevation indicated on the tentative plat are based on City of Tucson Datum (indicate City of Tucson field book number and page) or other acceptable survayable datum. 15. DS Sec.2-03.2.3.C: Verify that all existing easements have been drawn on the plat. Also verify that recordation information, locations, widths, and purposes are included. 16. DS Sec.2-03.2.3.F.1: Verify that spot elevations have been provided at all breaks in grade and at selected points to describe conceptual proposed elevations for grading. 29. Provide the Engineer information for the Drainage Report (Subitted as Drainage Statement) on the Tentative Plat include all pertinant information. 30. On Tentative Plat show offsite and onsite drainage for site including Q100 entering and leaving site. Include any symbols added to plan to the legend. DS Sec.2-03.2.4.L.7: Draw locations and indicate types of off-site runoff acceptance points and/or on-site runoff discharge points. 31. Approval of tenative plan requires that proposed location of buildings are elevated 1' above determined base flood elevation. 32. Provide estimated cut and fill quantities on the plan. 33. DS Sec.2-03.5.2 A grading permit will be required for this project. Generally, the grading plans may be submitted for review upon approval of the tentative plat. The grading plan can be submitted after the second resubmittal of the tentative plat; however, the grading plan cannot be approved unless it is in conformance with an approved tentative plat. 34. A Floodplain Use Permit will be required for the proposed buildings. 35. Revise location of Sight Visibility Triangles. They are to align with the edge of the curb not to center of the driveway. 36. If identified ½ Right of Way is both existing and future Right of way indicate by labeling Future/Existing. 37. Submit required assurances, including street, utilites and fill. 38.
