The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

COMMENTS:

1. The Zoning Review Section approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements.

2. Per DS 2-03.2.2.B.6, Remove general note #6 regarding DDOs.

Revise general note #27 to read as follows: "This project is design to meet the overlay zone criteria for Sec. 3.6.1, Residential Cluster Project (RCP)."

3. Per DS 2-03.2.4.G Provide a note stating the DSMR case number, what the DSMR is for, date of approval and any conditions of approval. If approved without conditions, state such on the plans. Date of approval for both DSMRs is missing.

4. Per DS 2-03.2.4.M, Provide setback notes on sheet C1, note #5, clarifying that subdivision boundary setback from the west property line is 10' or ¾ the height of the structure due to adjacent R-3 zoning, not 20' as indicated. Site Data portion of C-1

5. The parking calculations in the site data portion of sheet C-1 are incorrect. Revise. The number of required parking spaces per 3 bedroom unit is 2 with and additional 1 per unit for visitor parking thus requiring a total of 24. Reduced from 8 visitor parking spaces required to 6 by DSMR for a total of 22 parking spaces provided. Provide the number of required and provided parking spaces.

The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the bluelines per the on-line comments. Please submit the following documents for sign-off:

1 Blueline set of the Plat, Landscape Plan and NPPO. Please include applicable sheets from any other concurrent reviews.

1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your bluelines to the CDRC office for sign-off approval. Your printing company will deliver the stamped blueline set to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

PRIOR TO SUBMITTING THE FINAL PLANS TO THE CDRC OFFICE, PC ADDRESSING MUST REVIEW AND APPROVE THE PLANS. THE APPROVAL MUST BE IN WRITING (E-MAIL IS OKAY).

Please note that the final plat must be approved by Mayor and Council and recorded within one year of date of approval of the tentative plat per LUC 4.1.7.3.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK.
