This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Need to clarify: are the buildings proposed or existing? If not this is a condo plat, not a condo conversion plat. A site plan showing the proposed sewer will need to be submitted. Show all of Block A including the 31’ private sewer, public utility, ingress and egress easement by the original plat. A Capacity Letter will need to be obtained from PCWMD if the sewer on site is not existing. The hatching is very confusing. Recommend showing the boundaries of easements with dashed lines, boundaries of common areas as solid lines. Provide a copy of the Joint Use and Maintenance Agreement referenced in the General Notes. If the sewers are existing then add a General Note that states: THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. An applicant has one (1) year from the date of submittal of a final plat to obtain approval of the final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before June 11, 2009. 2. This project was reviewed for compliance with the Land Use Code (LUC) and Development Standards (DS). Specifically, this project was reviewed for content of final plat requirements under DS 2-03.6.1. 3. NOTE: Provide a site plan stamped approved by all divisions of the city showing that 6 units are approved for this site. The site plan provided is stamped only for 5 units, and unit 1 was not depicted on the last approved site plan of record. 4. The patterns for the water and sewer easements do not appear to match on sheet 2 building layout drawing. Suggest changing the patterns to dashed lines to show with less clutter where the easements are. Common areas should be enclosed within a distinctive line weight per DS 2-03.6.4.C. B) the water easement in the legend on sheet 1 does not have a docket and page, but has a docket and page on sheet 2. clarify please. C) the limited common element A does not appear to be a limited area for access - but shared for all the units as pedestrian area. Revise to include in just common area A. 9. Per DS 2-03.6.1.K, place DSD subdivision case number S08-075 near title block. 10. Per DS 2-03.6.2 A-J - while I appreciate and acknowledge your efforts to provide as much information as possible about this project in the General Notes section on sheet 1, the final plat must only have the type of notes depicted in section DS 2-03.6.2.A-J. in the event site changes are made to the site, the final plat would need to be re-recorded. Thus, please remove notes 3, 5, and 11. 11. Per DS 2-03.6.2.H, please amend the statement on DS 2-03.6.1.H to read, "There will be no further division of lots, or units, without the expressed approval of the City of Tucson." 12. The title block should also reflect this, as well as the plat notes. 16. If the units are currently occupied, document how LUC 4.1.91 is met. If not, respond units are not occupied. 17. LUC 4.1.9.2 asks for documentation on several elements of the condo: construction, termite inspections etc. As this is new construction, provide information when available, and provide statement that the project is new construction when not applicable. 18. Provide building cross section sheet in plat set, note cubic volumes of the air space in each condo. It's the air space that is for sale. 19. The S08-075 subdivision case number assigned to the final plat will be placed in the lower right corner of the plat next to the title block. 21. Indicate the name and width of each street, alley, easement (type), and drainageway within the subdivision boundary being created by this plat. Label each as public or private, along with the appropriate dedication notation. 22. Identify each block or lot within the subdivision boundary by number, and include the square footage of each. 23. If the project has common elements, label each common element individually with a separate letter designation. Enclose with a solid line each common area, private street, etc., that will have separate restrictions, a separate homeowners' association, or any common area that is separated by a public right-of-way. 24. Provide location, dimensions, areas in square footage, and purposes of lots proposed for dedication (such as open spaces, recreation areas, and natural areas) or for reservation for a public use (such as public parks, water facilities, and school sites). 32. Indicate primary control points, or descriptions and ties to such control points, to which all dimensions, angles, bearings, and similar data on the plat will be referred. Where a coordinate system has been established by the City Engineer or County Engineer, primary control points may be referenced thereto. At least one (1) corner of the subdivision will be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. The plat must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plat. 33. Indicate tract boundary lines; right-of-way and centerlines of streets, easements, and other rights-of-way; and property lines of residential lots and other sites, with accurate dimensions, bearings, or deflection angles and radii, arcs, and central angles of all curves. 35.
