The common area in the cross section should b e annotated as such. (Previous comment 4: The Street cross section doe snot match figure two in the development standards 3-01. Review the cross section in the standards and redraw the street cross section on sheet 1 of 2 of the grading plan. 2. CC&R's a. Revise the title on the title sheet of the CC&R's document to include the Common Areas A,B,C, and D. The title should match the information listed in the title block of the final plat. b. The first paragraph on the title sheet of the CC&R's must be revised to include the current year. If this document needs to be re-recorded revise the document otherwise clarify why the date of 2008 is listed in the "Declaration" text block. c. This is a re-subdivision of the previously recorded subdivision. The title should include language related to the re-subdivision of lots 1-11. 3. Place the grading plan activity number in the lower left corner of the title block and label as reference. 03/03/2009 | FERNE RODRIGUEZ | PIMA COUNTY | WASTEWATER | Denied | March 3, 2009 To: Peter Solonga Oracle Engineering Thru: Patricia Gehlen, CDRC Manager City of Tucson Development Services Department ___________________________ From: Tom Porter, Sr. CEA (520-740-6719), representing the Pima County Departments of Wastewater Management and Environment Quality Subject: Nelson Mobile Home Estates II, Lots 1-11 and Common Areas "A, B, C & D" Final Plat – 3rd Submittal S08-067 The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. The final plat for this project cannot be approved until a copy of this letter has been received by this office. 2nd Request. Sheet 1( Private Sewer Plan) : Sheet 1(Final Plat) General Note #13 indicates that the proposed sewer line will be public but you show the proposed sewer line on this sheet to be private. Revise to make the two sheets consistent. If your intention is to make the sewer lines private then revise the General Note #13 to read as follows: THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT. Sheet 1(Final Plat): Remove General Notes #11 and # 12 if it is your intention to install private sewer lines per this plan. Sheet 1(Final Plat): The private 4” line should be shown as a 6” line and should be shown connecting to a new public manhole in Mossman Road. Sheet 1(Final Plat): Mark all of the proposed cleanouts as private and include the rim and invert elevations for all of the cleanouts shown on plan. Sheet 1(Final Plat): Show the slope for the proposed private sewer line in Nelco Drive. Show this slope and length of pipe for each segment between cleanouts and also do the same for the line shown running between the lots. Sheet 1(Final Plat): Cleanout #8 should be shown at least 5’ form the property line on the property. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the fourth (4th) submittal. A check for the review fee of this submittal in the amount of $78.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.
