This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. The final plat for this project cannot be approved until a copy of this letter has been received by this office. Sheet 1:Add a General Note that states: ANY RELOCATION, MODIFICATION, ETC., OF THE EXISTING UTILITIES AND/OR PUBLIC IMPROVEMENTS REQUIRED BY THIS DEVELOPMENT WILL BE AT NO EXPENSE TO THE PUBLIC. The 6” line proposed will not be accepted by PCRWRD. Sheet 1(Public Sewer Plan): The existing public sewer line along Stewart Blvd is not shown correctly. The line does not continue north of MH 4010-01. Also the IMS number for this manhole is not correct. Sheet 1(Public Sewer Plan):The existing public sewer will have to be extended north to front Lot 1 and will need to terminate with a new public manhole. The private HCS for lots 1-3 will then need to be shown individually fronting each lot and @90 degrees to the public sewer line. Sheet 1(Public Sewer Plan): Show the HCS for Lot 11 as 90 degrees from the proposed public sewer line. You would then be able to eliminate MH-1 if desired. Sheet 1(Public Sewer Plan): Show an HCS for each lot connecting to the existing public sewer line. Currently Lots 1 and 2 are shown sharing and HCS line. Sheet 1(Public Sewer Plan): Construct a new public manhole on the existing public sewer line fronting the entry way of Nelco Drive so the proposed sewer line does not cross under the street curb as currently proposed. Sheet 1(Public Sewer Plan): The private cleanouts shown on plan do not match what is shown in the Legend. Sheet 1(Final Plat): In the Dedication Block, third paragraph, third line after the word PUBLIC add the words ,PIMA COUNTY. Sheet 1(Final Plat): In the Dedication Block, third paragraph, fifth line after the word UTILITIES add the words and PUBLIC SEWERS. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the third(3rd) submittal. A check for the review fee of this submittal in the amount of $78.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a final plat. If, at the end of that time, the final plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this final plat is May 30, 2008. 2. The area labeled as Common Area D cannot be so labeled if the area is part of lots 1 through 9. If the intent is to create a separate common area the area must be defined as a separate lot/common area with it's own legal description such as common areas a, b, and c. If the area is intended to be drainage easement where the owner's of lots 1 through 9 are solely responsible for the maintenance of the drainage-way, the area must be labeled as a drainage easement. If the intent was to have the HOA maintain the drainage-way the CC&R's must be specific to this item. (The CC&R's must be submitted for review with these changes. Zoning was not provided with a copy of the CC&R's document so it is hard to say whether this item has been addressed.) (Previous Comment 8. The following items must be addressed. 1. The drainage report and conceptual grading plans indicate that the basin will discharge to the adjacent property. The existing conditions are dispersed flow. Per the drainage manual, the discharge in developed conditions must be consistent with existing conditions. Provide a letter from the adjacent property owner granting permission for the off-site drainage solution for the concentrated discharge. The letter must be notarized. 2. Add to the HOA maintenance note that the HOA will be responsible for maintaining all common areas and drainage facilities. 3. Revise the designation of Common Area D to either be its own parcel with its own boundaries and area or remove the common area designation from the plat.
