The proposed final plat for this condominium project has been reviewed, and found to be unacceptable for the following reasons:


The landscape plan(s) site plan(s) for this project will need to be revised to show adequate vehicular access to manhole #7041-09, per the agreements reached with your clients, and Patricia Gehlen of the COT SDRC during a meeting held on October 10, 2008. This office will need to see the revised landscape plan(s) and site plan(s) to verify that this has been done, before the final plat for this project may be approved.

Sheet 1: Revise Restrictive Note 5 to read as follows:

VEHICULAR ACCESS TO PUBLIC SEWER MANHOLES #7041-08 AND #7041-09 VIA COMMON ELEMENT 'A' AND THE SEWER EASEMENT CREATED BY BOOK 32, PAGE 62, M&P SHALL NOT BE RESTRICTED AT ANY TIME.

Sheet 9: The existing 15’ public sewer easement granted by Book 32, Page 32 must be shown on this sheet of the final plat. It also must be shown in a surveyable manner. 3rd Request.

An easement encroachment agreement has been sent to your clients via e-mail on this date. The signed and notarized original of the easement encroachment agreement must be returned to me, before the final plat may be approved.

We will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the 4th submittal. A check for the review fee of this submittal in the amount of $$78.00 (made out to PIMA COUNTY TREASURER ) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

The following comments are offered for your use.


The revised Landscape and Irrigation Plans for this project have been reviewed and found to be acceptable.

Note: The approved versions of these plans show no Native Mesquite being planted in the existing 15’ public sewer easement granted by Book 32, Page 62, M&P near the west wall of the project. They also show no Giant Hesperaloes or Black Dalea's being planted in the existing 15’ public sewer easement granted by Book 32, Page 62, M&P near the south wall of the project, Nor does it show boulders in this easement near the south wall of the project.

The easement encroachment agreement has been signed by the owners and Pima County staff. Following recording, a copy of the signed agreement will be sent to the owners. If Rick Bright Architects needs a copy of the recorded agreement, please let me know.

The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat mylars as submitted. The final plat Mylars were hand delivered to CDRC intake staff at approximately 3:45 this afternoon.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.
