The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

We need to see a site or development plan which would show the proposed and existing sewer on-site before the Final Plat can be reviewed.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

The Condominium Plat (CP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the CP.
2. Change the title of each sheet to reflect the different common elements from the plat in the title block (see comment no. 6).
3. Please re-label all common elements that may be used in a dual and/or single use capacity per D.S. 2-03.6.4.C. For example, a Ret./Det. Basin may also be used as a recreation facility or only as a drainage facility or drainage channel and this must be reflected on the CP. A key note explaining the labels could be used in conjunction with the labels,
ie.: Common Element "A" - Streets
Common Element "B" - Drainage/Recreation Facilities
Common Element "C" - Recreation Facilities
Common Element "D" - Drainage Facilities
Common Element "E" - Landscaping
4. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:

Submit the above documents containing original signatures, copies of the documents and signatures will not be forwarded to the City of Tucson attorney for review.
5. The title block of the plat must match the Subdivision Assurances verbatim.
6. Identify each block or lot within the subdivision by number, and include the square footage per D.S. 2-03.6.4.B.
7. The drainage easement shown (no width given) per dkt. 13191, pg. 50 is also being used as an ingress/egress for the subdivision. The easement must be changed to reflect this. Revise as required.
8. Submit Covenants, Conditions, and Restrictions (CC&R's) establishing responsibility for construction, maintenance, and ownership of any proposed common areas, open space, private streets, or similar joint use. A final signed original copy of the CC&R's will eventually be needed for approval of the Final Plat per DS Sec.2-03.6.6: Assure that the CC&R's provide for:
" Establishing responsibility for construction, maintenance, and ownership of these proposed commonly-owned areas;
" Maintenance of, and liability for any channels, and drainage structures including the spillways;
" Assure that the drainage maintenance and responsibility verbiage from DS Sec.10-02.14.3.2.a-d & 10-02.14.3.3 is added to the CC&R's, per Standards Manual for Drainage Design and Floodplain Management section 14.3.2, and as provided in Drainage Report.
" In response letter include page number in the CC&R's where the drainage liability and maintenance verbiage is found.
" Include any Drainage Report Maintenance checklist to the CC&R's.
9. Residential and non-residential condominium ownership shall submit a hydroloty report, as required by section 23-543 of the Tucson Zoning Code, which describes the physical condition or relationship of the existing structures to onsite and offsite drainage conditions per D.S. 4.1.9.2 and S.M.D.D.F.M.
10. Label each common element individually with a separate letter designation per D.S. 2-03.6.4.C.
11. All separate common elements must be shown in a suveyable manner. Provide location, dimensions, areas in square footage, and purpose of lots proposed for dedication per D.S. 2-03.6.4.D.
12. Indicate on the plan view of the plat where the Basis of Bearing is located.
13. Indicate the name and width of each street, alley, easement (type), and drainageway within the subdivision boundary being created by this plat. Label each as public or private, along with the appropriate dedication notation per D.S. 2-03.6.4.A.
14. Identify each block or lot within the subdivision boundary by number, and include the square footage of each. per D.S. 2-03.6.4.B.
15. If the project has common areas, label each common area individually with a separate letter designation. Enclose with a solid line each common area, private street, etc., that will have separate restrictions, a separate homeowners' association, or any common area that is separated by a public right-of-way per D.S. 2-03.6.4.C.
16. Provide location, dimensions, areas in square footage, and purposes of lots proposed for dedication (such as open spaces, recreation areas, and natural areas) or for reservation for a public use (such as public parks, water facilities, and school sites) D.S. 2-03.6.4.D.
17. Show the EHSB line on the plans and to the legend on the first sheet per D.S. 2-03.6.4.E.
18. Show no-vehicular access easements where applicable per D.S. 2-03.6.4.H.
19. Indicate tract boundary lines; right-of-way and centerlines of streets, easements, and other rights-of-way; and property lines of residential lots and other sites, with accurate dimensions, bearings, or deflection angles and radii, arcs, and central angles of all curves per. 2-03.6.5.B.
20. Complete the case no. S08-057 on each sheet.
21. Use the correct name for the City of Tucson clerk under the "Approval" block on the cover sheet.
