Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is April 10, 2009. 2. This project was reviewed for compliance with the Land Use Code (LUC) and Development Standards (DS). Specifically, this project was reviewed for compliance with the criteria for a tentative plat content under DS 2-03.2.0, DS 2.10 for Residential Cluster Project Subdivision, and LUC 3.6.1 for RCP criteria. 3.Per DS 2-03.2.4.A, regarding lot lines: A) This comment was not addressed. Provide documentation the shows that the lot line realignment was processed through the City, i.e. stamped approved lot split drawings. Per the Assessor's, the overall lot and adjacent lot addressed 811 N. Alvernon recently did a lot combination/split process in 2007. It does not appear that this lot reconfiguration went through the city review process, as required per LUC 5.5.2.1 & 5.5.2.3. Is this lot change going to be represented on a separate drawing or on this plat? 4. Per LUC 3.6.1.4.A.5 Revised General Note 27 to include "ALL UNITS ARE TO BE DESIGNED TO MEET THE CITY OF TUCSON, INCLUSIVE HOME DESIGN ORDIANCE No. 10463. 5. Per LUC 3.6.1.4.A.D.regarding buildings and setbacks: A) This comment was not addressed. Clarify building wall height for 2nd story units, list as measured from grade to top of parapet. B) Provide a height for the proposed ramada and a setback dimension to the south property line. 6. Per LUC 3.6.1.4.A.F, regarding parking: A) The dimension shown for the wheel stop on Detail 2 Sheet 4 is not shown correctly. The preliminary point where TEP will possibly serve this project is from the west and east of the subdivision both single phase and three phase although most of the poles around there possibly need to be changed out. The proposed equipment placement on this tentative is subject to change. We will need a request from customer for a preliminary layout when the tentative plat has been approved by the governing agency. I will require load plans, water plans, etc for layout. All equipment is to be in a 10’ X 10’ easement, and all cables to be within 10’ strip easement. Other options were discussed with Dennis Donovan. Enclosed is a copy of TEP’s facility map showing the approximate location and unit numbers of the existing facilities. Also enclosed is a copy of the tentative plat showing where TEP will be placing the aboveground equipment for this subdivision. This is not a preliminary design. TEP has provided this drawing to show where the proposed locations are for transformers and pedestals. TEP will provide a preliminary electrical design on the Approved Tentative Plat within fifteen (15) working days upon receipt of the plat. Additional plans necessary for preparation of the design are: building plans including water, electrical, landscape, sidewalk and paving plans.
