The above referenced project has been CONDITIONALLY APPROVED by the Community Design Review Committee. Please make any necessary corrections and submit the following documents:

(2) Title reports current within the last thirty (30) days.
(1) Executed Final Plat Double Matte Océ or Photo Mylar.
(1) 8 ½" X 11" copy of plat
(1) Check made payable to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with CC&R fees if applicable. CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page and fees for consent(s) to dedicate, if applicable.
(1) Executed and notarized CC&R's document (if applicable) and Assurance Package (if applicable). One original set and one copy of each.

Assurances (if applicable) must be reviewed by the City Attorney's Office prior to being presented to the Mayor and Council. Plats, CC&R's and assurances must be approved at the same Mayor and Council Meeting. Please expect 5-6 weeks from the date submitted to the date scheduled for Mayor and Council approval.

Prior to submitting the final documents to the CDRC office, TEP must review and approved the final mylar. The approval must be in writing to the CDRC office.

SUMMARY: Engineering Division of Planning and Development Services Department has received, Sheets 1 thru 3 of the proposed Final Plat, Assurance package, Covenants, Conditions and Restrictions (CC&R's) and the Title Report. Engineering Division has reviewed the submitted Final Plat and recommends conditional approval at this time. The following items need to be addressed prior to Final Plat Mylar approval and submittal to Mayor and Council:


COVENANTS, CONDITIONS, AND RESTRICTIONS (CC&R'S):

" Revise the typographical error in paragraph 3 of the Dedication. Currently the wording reads "…Poser Company…," but should read "…Power Company…"

" A final signed, original notarized copy of the CC&R's will be needed prior to approval of the Final Plat Mylar.


GENERAL COMMENTS:

Provide a Final Plat Mylar and original CC&Rs to the CDRC office for review and approval once all items have been addressed.

Tucson Electric Power Company (TEP) has reviewed the final plat
submitted December 8, 2010. TEP is unable to approve the plat at this
time.



In order for TEP to approve the final plat, the following will be
required.



* Add the easement to lot 39 for the pedestal. The easement
shown on lot 38 is not necessary since the transformer serving lot 38 is
located in Common Area.







Show the requested easement on the resubmittal of the final plat.
Submit a copy to the City of Tucson for TEP's final approval.
