Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Add the project number, S08-034, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers (e.g. re-zonings, etc)

Please add ‘SITE PLAN’ and remove ‘RECORD OF SURVEY’ to the title block for the sheet that is showing all the existing sewers and utilities.

Record of Survey: Remove Note #10.

MAINTENANCE AND OPERATION OF THE PRIVATE SANITARY SEWERS (HCS) TO ITS POINT OF CONNECTION TO THE PUBLIC SEWER IS THE RESPONSIBILITY OF THE PROPERTY OWNER(S).

The shared 4” HCS serving Lots 1 and 2 must be in an appropriate easement for its entire length on Lot 1. The shared 4” HCS serving Lots 4 and 3 must be in an appropriate easement for its entire length on Lot 4.

Site Plan and Record of Survey: If private sewers exist within easements A, B or E shown on the site plan and on the Record of Survey, please add “PRIVATE SEWER EASEMENT by DKG____ and PG ____” to the easement labels. The easements must also be “private sewer easements for the benefit of the adjacent parcels” (see comment 8 above), and be labeled accordingly. Record the easements and fill in the recording information, prior to approval and recordation of the Record of Survey.

Site Plan: Please provide and show the existing HCS connections to the public sewer main G-141 on Glenn Street.

This office will require a revised set of plans, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a record of survey plan. If, at the end of that time, the record of survey has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this record of survey plan is 3/18/09.

2. DS 2-03.11.7.D Provide on the location map the section corners.

3. DS 2-03.11.7.F.4 Within the title block provide a brief legal description as follows: "A resubdivision of Grantland Acres N120' Lots 1 & 2 Exc E90' of Lot 1 Blk 1."

4. DS 2-03.11.8.A.1 List the telephone numbers of the primary owners of the site.

5. DS 2-03.11.8.B.1 Place the S08-034 Land Survey Exception case number in the lower right hand corner of the plan next to the title block.

7. DS 2-03.11.11.B Provide on the supplemental sheet the location of the future curb location for Glenn Street. Per the MS&R map the future right of way width for Glenn Street is 64' with the future curb being located 9' north of the future right of way.

8. DS 2-03.11.11.E This project will require right of way dedication prior to approval of the Land Survey Exception. The current right of way for Glenn Street is 60', the future right of way is 64' thus requiring a dedication of right of way for the north 2'. Contact the Real Estate Division of the City of Tucson for information on how to proceed with the dedication. Provide on the plan the docket and page information for the dedication of right of way.

Dedication of right of way will affect the legal descriptions, lot coverage calculations, lot square footage, street front building setbacks, etc.

9. DS 2-03.11.12.A The sewer lines indicated on lot #4, where they angle across the property, will require utility easements for use over this property.

The ingress-egress easements indicated for lots 1 and 2 and lots 3 and 4 will be required to include all of the vehicular use areas as it appears that both lots will be required to use each others vehicular use area for maneuverability. Revise easements.

Provide docket and page recording information for all easements indicated on this project.

10. Provide lot coverage calculations for each lot.

11. Provide location of all proposed utilities to each structure. (gas, water and electrical)

12. Clearly indicate the required front setback for the structures located on lots 1 and 4. The required setback is 21' or the height of the structure, which ever is greater, from the back of future curb.

13. Provide documentation indicating that a permit has been secured for the demolition of the existing structures.
