| 06/30/2008 | TERRY STEVENS | ZONING | REVIEW | Approv-Cond | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Terry Stevens Lead Planner PROJECT: S08-029 Milton Lots Record of Survey TRANSMITTAL: 06/30/2008 DUE DATE: 07/03/08 COMMENTS: 1. The Zoning Review Section approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements. 2. Clearly indicate the heights of all walls of each structure on the site plan page. The required setback from the street property line is 20' or 1 ½ times the height of the structure, which ever is greater. Assuming these buildings are gabled type roofs the 14' height would require a street setback of 21' for lots #1 and #2. If the structures are a parapet type construction with 14' high walls lot #3 will not meet the required setbacks from the east street property line nor the west property line, which would require a setback of 9'-4". Clarify. If you have any questions about this transmittal, please call Terry Stevens, (520) 837-4961 C\planning\cdrc\finaplat\S08-029fpca |
