SUMMARY: Engineering Division of Development Services Department has received and reviewed the Record of Survey. The Record of Survey is not approved at this time. Please address the following comments:

RECORD OF SURVEY COMMENTS:

1) DS Sec.2-03.11.1.C: Provide documentation showing that the required 5-foot wide sidewalk with curb and the handicap access ramp at the intersection of Vine Ave and Milton Rd have been installed or are existing along both Stewart Blvd and Vine Ave; documentation can be in the form of a finalized right-of-way use permit or clear photographic documentation. Verification that the 5-foot sidewalk is installed is required prior to Record of Survey approval.
2) DS Sec.2-03.11.7.B: Revise the Record of Survey Sheet to include a 2-inch margin on the left side and ½-inch margins on all remaining sides.
3) DS Sec.2-03.11.7.D.1: Revise the project location map to show the subject property approximately centered within a 1 square mile area. The project location map must be drawn at a scale of 3-inch equals 1 mile.
4) DS Sec.2-03.11.7.D.2: Revise the project location map to identify conditions within the square mile area, such as major watercourses (Rodeo Wash) and recorded subdivision plats, reference all recorded plats by book and page numbers.

13) DS Sec.2-03.11.9.C: Provide a 5"x5" box for the County Recorder stamp. The title over the box must read, "RECORDING DATA".
14) DS Sec.2-03.11.10.A: Revise the Record of Survey to indicate primary control points, or descriptions and ties to such control points, to which all dimensions, angles, bearings, and similar data on the Record of Survey will be referred. Specifically, course and distance must tie at least one (1) corner of the property to the section corner or the quarter section corner, or an established City or County survey monument. The plan must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plan.
15) DS Sec.2-03.11.10.C.3: Revise the Record of Survey to show all boundary monumentation labeled as "found" or "set." Provide a ½ inch iron rod tagged by a registered land surveyor for all set property corners and/or fully describe and show all markings on found monuments.
16) DS Sec.2-03.11.10.C.4: Revise the Record of Survey and all distance and bearing lines to be shown as either measured or calculated.
17) DS Sec.2-03.11.11.A: Verify that all easements of record are drawn on the plan, and recordation information, locations, widths and purposes are included. Provide a copy of the latest Title Report that shows all existing or abandoned easements must be current within 90 days.
18) DS Sec.2-03.11.11.B: Revise the Record of Survey to provide all of the following information regarding the existing public right of way for both Stewart Blvd and Vine Ave: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts and sidewalks.
19) DS Sec.2-03.11.12.A: Revise the Record of Survey to show that all proposed easements (utility, sewer, access, etc.) are dimensioned and labeled as to their purpose and whether they will be public or private. Recordation information must be included on the plan prior to final approval.
20) DS Sec.6-01.4: Provide a letter from Environmental Services for curbside pickup.

GENERAL COMMENTS:

Please provide a revised Record of Survey, a finalized right-of-way use permit, and a current Title Report that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Regional Wastewater Reclamation Department (PCRWRD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The public utility easement across Parcel #2 must also be a “private sewer easement for the benefit of Parcel #1”, and be labeled accordingly on the Results of Survey. Record the easement and fill in the recording information on the Mylar.
Add the project number, S07-094, to the title block of the sheet. This number should be shown larger or bolder than any cross-reference numbers (e.g. re-zonings, etc).
Sheet 1: On the 2nd paragraph of the Dedication Block, please remove the words ‘installation and maintenance of public sewer’ from the paragraph because all sewers for the project are private.
Add a General Note that states: THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED.


Subject to the above, the Pima County Department of Environmental Quality and Regional Wastewater Reclamation Department hereby CONDITIONALLY approve the above referenced submittal of the Results of Survey. The required revision(s) may be shown on the Mylars.
Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.
Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
