The following comments are in regards to the submitted site layout grading and utility plan: 1. This comment has not been addressed. The TYPICAL LOT DETAIL shows "GARAGE SETBACK SEE ZONING NOTE 4" and ZONING NOTE 4 references 3.2.6.5.b. The correct LUC reference should be 3.2.6.5.B.2.b. Also the site plan shows the setback as 19'-0". D.S. 2-02.2.1.A.7 The setbacks for any proposed garage/carport should be shown based on LUC Section 3.2.6.5.B.2. Show this on the plan. 2. The DSMR must be approved prior to approval of the plat. Provide the DSMR Number, dated of approval, and any conditions of approval on the Site Layout Grading and Utility Plan. D.S. 2-02.2.1.A.12 The proposed private street does not meet any of the standard cross sections shown in D.S. 3-01.0 and requires a Development Standard Modification Request (DSMR). 3. The visitors parking spaces shown must meet the 23' required length. Revise the plan to show how the proposed visitors parking will fit on the plan along with the required driveways.
