COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are in regards to the submitted site layout grading and utility plan:

1. This comment has not been addressed. The TYPICAL LOT DETAIL shows "GARAGE SETBACK SEE ZONING NOTE 4" and ZONING NOTE 4 references 3.2.6.5.b. The correct LUC reference should be 3.2.6.5.B.2.b. Also the site plan shows the setback as 19'-0". D.S. 2-02.2.1.A.7 The setbacks for any proposed garage/carport should be shown based on LUC Section 3.2.6.5.B.2. Show this on the plan.

2. The DSMR must be approved prior to approval of the plat. Provide the DSMR Number, dated of approval, and any conditions of approval on the Site Layout Grading and Utility Plan. D.S. 2-02.2.1.A.12 The proposed private street does not meet any of the standard cross sections shown in D.S. 3-01.0 and requires a Development Standard Modification Request (DSMR).

3. The visitors parking spaces shown must meet the 23' required length. Revise the plan to show how the proposed visitors parking will fit on the plan along with the required driveways.

The above referenced project has been CONDITIONALLY APPROVED by the Community Design Review Committee. Please make any necessary corrections and submit the following documents:

(2) Title reports current within the last thirty (30) days.
(1) Executed Final Plat Double Matte Océ or Photo Mylar.
(1) * 81/2"X11" copy of plat and (3) 11"X17" copies of the plat
(1) * Check in the amount of $20.00 per plat page for recorded plat distribution made payable to the local print company that has access to Pima County Recorders on line platting system or provide an account number to charge.
(1) Check made payable to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with CC&R fees if applicable. CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page and fees for consent(s) to dedicate, if applicable.
(2) Executed and notarized CC&R's document (if applicable) and Assurance Package (if applicable). One original set and one copy of each.

*Please do not combine the checks for the printing charges. They are processed at different times and require separate checks. An account number is also acceptable and you can include this information on your transmittal sheet when submitting the above listed items.

Assurances (if applicable) must be reviewed by the City Attorney's Office prior to being presented to the Mayor and Council. Plats, CC&R's and assurances must be approved at the same Mayor and Council Meeting. Please expect 7 - 8 weeks from the date submitted to the date scheduled for Mayor and Council approval.
